How bathroom resealing works in G34

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We’re often asked to deal with black spots spreading through the bead and a joint torn by a bath that flexes, on sinks & splashbacks, baths and kitchen worktops & upstands.

Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Bathroom resealing across G34: local notes

Homes across G34 range from older properties to new builds, with plenty of rented property in places like Springhill, Swinton and Queenslie. Sound sealant and clean grout keep water out and rooms looking cared for.

We work across all of Scotland, from the cities to the islands, and G34 is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast.

Easterhouse: If you let a flat or house near Easterhouse station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you look after a building such as St. Leonard's Secondary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Common problems we fix in G34

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.

Signs it’s time to call us include:

  • Shrunken sealant along the back of a worktop
  • A reseal done over the top of the old bead
  • A joint torn by a bath that flexes
  • Failed sealant on the screen profile

How we quote for bathroom resealing

The price is agreed before any work begins. It takes into account:

  • Whether the work is at height
  • The type of sealant required
  • The old material and how stubborn it is
  • The number of rooms or windows

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • The address or postcode of the job
  • Photos by email, if that is easy
  • Whether it’s a home or a business
  • Roughly how big the job is

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before work begins.

Honest limits

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Water getting in through the grout rather than the sealant
  • A cracked shower tray or bath (that needs repair or replacement)
  • Damage behind the tiles that needs a tiler

Aftercare tips

Aftercare is simple:

  • Give the silicone its full cure time
  • Move toiletries away from the joint
  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep the fan on for a while after bathing

Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Questions from G34

Is there any odour?

Possibly a little. Any smell clears as the sealant cures.

Can landlords and businesses book you?

Yes, often. Several properties can be quoted together.

Can you just seal over the old silicone?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.

Can I choose the colour of the sealant?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.

How long does a bath or shower reseal take?

It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.

Do you cover G34?

We do. G34 is part of the area we cover.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
