Bathroom & kitchen resealing in Wellhouse, Glasgow
Our applicators work in Wellhouse on bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly and a one-year guarantee.
- A bead that has pulled away from the tiles
- Mouldy sealant that has gone black
- A joint torn by a bath that flexes
What affects the quote in Wellhouse
Jobs vary more than people expect. The main factors:
- How many rooms, windows or areas are involved
- The product the joint needs
- Whether the work is at height
- Whether old sealant or filler has to be cut out
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
What we need to know
Photos by email are helpful but not essential. Please mention:
- Roughly how big the job is
- What the problem is, such as mould, gaps, leaks or cracking
- Any previous sealing or DIY work
- Access, such as stairs, a lift or height
Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
Bathroom resealing in Wellhouse, done properly
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We’re often asked to deal with new sealant laid over old sealant that is now lifting and black mould in the silicone that won’t clean off, on sinks & splashbacks, shower trays & enclosures and basins & vanity units.
Bathrooms in smaller places like Wellhouse work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Each job carries a 12-month guarantee, whatever its size.

Work for landlords, hotels and businesses
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
What happens on the day
You do not need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the work takes two to three hours for a typical bath, depending on how much old sealant there is for a typical job. Somewhere like Wellhouse may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, normally after around 24 hours.
Before we arrive
- Tell us if parking is tricky
- Tell us about any previous sealing or DIY attempts
- Keep children and pets away from the work area

Advice
What happens if it’s left?
Sorting it now is quick: the work takes around two hours for one bath or shower, longer for a whole bathroom. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Keep scourers and sharp tools away from the bead
- Do not leave water standing on kitchen joints
- Dry the bead with a towel now and then
- Do not let bottles sit on the bead
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just send an email to info@mrmastic.co.uk.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
Wellhouse questions
Can you help a landlord with a rental near Garrowhill station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Do you cover Wellhouse for bathroom resealing?
Yes. We work across all of Scotland, and Wellhouse is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Can mouldy silicone be sorted out?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we are using and why.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.
Will it make a mess?
We keep the work tidy. Nearby surfaces are protected, and we clear up when we’re done.
Can I add another job to the visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Can new silicone go straight over the old?
No, never. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
What sealant work can’t fix
A few problems are outside what sealant work can do:
- Tiles that have come away from the wall
- A leaking waste, trap or valve
- Failed grout lines across the wall
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

What bathroom resealing looks like in Wellhouse
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Rented homes near Garrowhill station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as Bannerman High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to Saint Benedict's Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

What the job involves on each surface
Wet rooms
Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.
Baths
Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.
