How we handle bathroom resealing in Barlanark

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We work on basins & vanity units, wet rooms and shower trays & enclosures, and the jobs we see most are new sealant laid over old sealant that is now lifting and failed sealant on the screen profile.

In and around a place like Barlanark, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Do you need bathroom resealing in Barlanark?

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners don’t help.

People normally contact us when they notice one of these:

  • Water getting behind the kitchen upstand
  • Black mould in the silicone that will not clean off
  • A joint torn by a bath that flexes
  • A bead that has pulled away from the tiles

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Bathrooms and kitchens in Barlanark

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Glasgow has a lot of sandstone tenements, where most bathrooms sit above another flat.

If you let a flat or house near Garrowhill station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

How we quote for bathroom resealing

Your quote is based on your job. We look at:

  • How easy the joints are to reach
  • The size of the job
  • The old material and how stubborn it is
  • Mould in or behind the old joints

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What to tell us for a quote

You do not need to know the technical terms. Just tell us:

  • Roughly how big the job is
  • A few pictures by email, if you can
  • If it’s domestic, commercial or a hotel
  • The address or postcode of the job

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.

How the job changes by surface

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Common questions in Barlanark

Do you cover Barlanark for bathroom resealing?

Yes, Barlanark is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

I let a flat near Garrowhill station. Can you help?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Where are you based?

Mr Mastic is based in Crawley. We cover Barlanark and the rest of Glasgow, along with the rest of our area.

Do you do kitchens as well as bathrooms?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

How long before the new sealant can get wet?

Normally after around 24 hours. We’ll tell you the cure time for the product we used.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Wait for the cure time we give you
  • Use gentle cleaners on the silicone
  • Squeegee the walls and tray after use
  • Dry worktop joints after washing up

In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

What we do, step by step

We keep the work tidy and contained to the area we are working on. Expect the work to take a couple of hours for a single bath or shower, and we explain the cure time before we leave. Outside jobs in Barlanark need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Try not to wet indoor joints just before the visit
  • Move anything stored near the joints
