Fire rated sealant near Barlanark

Fire rated sealant in Barlanark, done properly

Intumescent sealant looks much like any other sealant until it gets hot; in a fire it expands into the joint. Which product suits a gap depends on its width, the materials either side and what runs through it, so we work to the manufacturer’s details. We’re often asked to deal with door frames with gaps between frame and wall and seals cut through by electricians, plumbers or data installers, across pipe & cable gaps, door frames and plasterboard & masonry.

For holiday lets, guest houses and community buildings in or near Barlanark, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

Each job carries a 12-month guarantee.

What the job involves on each surface

Door frames

Our work is the joint between frame and wall. The door leaf, its seals and closer need a door specialist, and we’ll say if we spot a problem with them.

Flats and HMOs

Working in occupied flats needs some planning. We agree access to each flat and the common parts before any work starts so residents know what to expect.

Why act early in Barlanark

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. Around Barlanark, water from a failed joint in an older stone home can soak into timber and plaster.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What you get with us

  • Anti-fungal silicone where joints get wet
  • Homes, businesses and hotels
  • Quality sealants from Arbo and Everbuild
  • 180+ five-star Google reviews

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

We also work for property managers and facilities teams in Barlanark and across Glasgow. Several sites can go on one quote, and we’re fully insured.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Deciding what fire stopping a building needs
  • Issuing a fire rating or certificate for a building
  • Walls or floors that weren’t built to resist fire

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

What we seal

  • Plasterboard & masonry
  • Service penetrations
  • Door frames
  • Linear gaps
  • Flats & HMOs
  • Pipe & cable gaps

The process

When we arrive, we look over the joints with you first. We protect the surfaces around the joints before any work begins. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. Somewhere like Barlanark may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

Getting ready for the visit

Barlanark questions

Will you come out to Barlanark?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

How do Scotland’s building regulations apply to fire-rated sealant in Barlanark?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Do you take on fire stopping in schools and offices?

Yes. We work in flats, HMOs, schools, offices and other commercial buildings, including occupied ones. The order of work and access are planned with you.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Do you offer different sealant colours?

Generally, yes. White, clear and grey are common, and other colours are available, and we agree the colour with you before work begins.

Do you seal gaps around fire door frames?

Yes. The joint between frame and wall is sealed with a fire-rated sealant, to the product’s details. The door, its seals and closer are for a door specialist.

Will you assess my building’s fire safety?

No, assessment isn’t something we do. When your assessor or designer has set out what’s needed, we’ll quote for the sealant work on it.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all.

How we quote for fire rated sealant

For a quick quote, just ask. What matters most is:

  • The type of sealant required
  • Whether there’s mould to deal with
  • How easy the joints are to reach
  • When we can work, for business premises

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

Helping us quote

Before you ask for a quote, have a think about:

  • The address or postcode of the job
  • How many joints, rooms or windows are involved
  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.

Do you need fire rated sealant in Barlanark?

Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. Rushed fire stopping is common.

It’s worth asking for a quote if you see:

  • Joints picked up in a fire-stopping survey
  • Door frames with gaps between frame and wall
  • Fire seals that have cracked with movement
  • New service routes left unsealed after building work

Managing a site like Bannerman High School? Then gaps opened by contractors for new cabling are a common finding in schools and offices.

Questions to ask before you book

  • How the joint is cleaned and prepared
  • Who turns up on the day
  • When the joint can take water or movement
  • Which sealant they’ll use, and why
