Window mastic in Easterhouse

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for.

About our window mastic in Easterhouse

The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We are often asked to deal with gaps left after new windows were fitted and draughty joints inside around the window, across uPVC windows, composite doors and patio & French doors.

In and around a place like Easterhouse, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

Our work is backed for twelve months.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Signs you need window mastic in Easterhouse

Joint shape matters as much as the product. A skim of sealant over a wide gap soon tears, while a joint packed solid can’t stretch. That is what backing rod is for.

If you can see any of these, it’s time to have the joints looked at:

  • Mastic that’s falling out in pieces
  • Untidy mastic left by window fitters
  • Gaps where the sill meets the wall
  • Draughty joints inside around the window

If you look after a building such as St. Leonard's Secondary School, the mastic around its windows and doors needs looking after like any other building’s.

What your quote should include

  • How long to leave it before use
  • What happens if the job turns out different
  • Which colour the sealant will be
  • Whether VAT is included

10 questions to ask before you book

Common questions in Easterhouse

Can you help a landlord with a rental near Easterhouse station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is Easterhouse within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we are using.

Can new window sealant be painted?

That depends on the product. Some hybrid sealants can be painted; silicone cannot. Tell us if you’re decorating and we will choose accordingly.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Where are you based?

We are based in Crawley, and we cover South East England, London and all of Scotland.

What window mastic looks like in Easterhouse

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Letting a property close to Easterhouse station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. For an older house near a landmark such as Saint Benedict's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Easterhouse is about 3 miles north-west of Uddingston, in Glasgow. From the centre of Easterhouse to the outskirts, window mastic is available for homes and businesses alike. Easterhouse is one of 183 towns and villages in Glasgow where we work. For nearby work, see our Glasgow page, about 7 miles away.

How to look after the new joints

To keep the joints looking good and working properly:

  • Don’t aim a pressure washer at the joints
  • Clean frames with a soft cloth and soapy water
  • Wipe condensation off the frames
  • Do not paint over the silicone

A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.

Different surfaces, different methods

Patio & French doors

Water at the foot of a door frame is not always the mastic: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We look for the cause first.

Window sills

Masonry sills can have joints where water gets in, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.

Leave it or put it right?

If you are painting or rendering, reseal at the same time. Fresh joints finish the job neatly. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a few frames, or a day or more for a whole house from start to finish. Somewhere like Easterhouse may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • Let us know about parking restrictions
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any sign-in or site rules at work premises
