Window mastic for Easthall homes and businesses

What we’re called out for in Easthall

A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.

Keep an eye out for any of the following:

  • Untidy mastic left by window fitters
  • Draughty joints inside around the window
  • Mastic that is falling out in pieces
  • Rain getting in at the frame or under the sill

For landlords with property near Garrowhill station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

How we handle window mastic in Easthall

The new joint does not have to be white. White, brown, anthracite grey, black and clear sealants are all available, so the bead blends with the window rather than framing it. Common call-outs are for hard, cracked sealant around windows and whistling draughts around closed windows, on patio & French doors, timber windows & doors and window sills.

In and around a place like Easthall, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

We stand behind the work with a 12-month guarantee, so you are covered after we’ve gone.

The process

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes anything from an hour or two to a full day, depending on how many frames there are, including the tidy-up. For a place like Easthall, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Tell us about any previous sealing or DIY attempts
  • Try not to wet indoor joints just before the visit

Advice

Frames and glazing around Easthall

With historic houses such as Provand's Lordship (about 4.3 miles west) nearby, there’s older building stock in the area around Easthall as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.

Schools such as St. Leonard's Secondary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near Saint Benedict's Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What affects the cost of window mastic

We do not publish a price list, because jobs vary so much. What we look at:

  • How easy the joints are to reach
  • Whether there’s mould to deal with
  • When we can work, for business premises
  • The type of sealant required

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Asking for a quote

To make quoting easier, let us know:

  • Where the job is, and your postcode
  • Any access issues, like height or stairs
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it’s a home or a business

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before we start.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Clean frames with a soft cloth and soapy water
  • Walk round the house once a year and look at the joints
  • Keep timber frames painted
  • Air rooms to keep condensation down around windows

Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.

Leaks generally show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.

Questions from Easthall

Do you work for landlords with property near Garrowhill station?

Yes. We work for landlords and agents as well as homeowners. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Easthall?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can you seal over the old sealant?

No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

How do I get a quote for window mastic in Easthall?

Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Can resealing stop a draught around my window?

In many cases. Air often gets in between the frame and the wall, and resealing inside and out closes it.

Landlord and commercial work in Easthall

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

Honest limits

New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Broken hinges, locks or handles
  • A frame that has rotted at the joint
  • Damp coming through the wall itself rather than the frame joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.
