Queenslie Window Mastic
Problem with your window and door frames in Queenslie? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Untidy mastic left by window fitters
- Old mastic that has gone black or come away
- White mastic on grey or black frames
Window mastic in Queenslie
There are two joints on most windows. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. We work on aluminium frames, composite doors and patio & French doors, and people most often call us about untidy mastic left by window fitters and black, perished sealant on frames.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Windows and doors in Queenslie
Queenslie is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out. Historic houses like Provand's Lordship (about 3.6 miles west) are a reminder that the area around Queenslie has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
For an older house near a landmark such as Saint Benedict's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Schools such as St Andrew's Secondary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
Queenslie is about 3 miles north of Cambuslang, in Glasgow. Whether you are in the middle of Queenslie or further out, window mastic is available for homes and businesses alike, from flats and houses to offices and hotels. Across Glasgow, we cover 183 places, and Queenslie is one of them.
All of G33, G32 and G34 is covered for window mastic, from the main roads to the quietest streets. Window mastic is available to properties on Blyth Road, Stepps Road and Monach Road. We also cover Wellhouse (1 mile south-east), Garthamlock (1 mile north), Provanhall (1 mile north-east), Barlanark (1 mile south) and Springboig (1 mile south-west). We also work in nearby towns such as Glasgow (5 miles west), Hillhead (6 miles west), Dowanhill (6 miles west), Woodlands (5 miles west), Woodside (5 miles west) and North Kelvinside (5 miles west).
Local landmarks in Queenslie
We work in homes and buildings around Glasgow and Eastbank Academy. For rail, the closest station is Garrowhill station, about 0.9 miles south-east of the centre. A little further out are Glasgow Fort (0.5 miles north-east) and Tollcross Museum (1.7 miles south-west). Open spaces near Queenslie include Hogganfield Loch and Lenzie Moss.
DIY versus a professional finish
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Why deal with it now?
Getting a straight, even bead on an outside frame takes practice, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

How long will my window job take?
That depends on the number of frames, how they’re reached and the state of the old mastic. You will know the timing when we quote.

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Don’t aim a pressure washer at the joints
- Ventilate rooms so frames don’t stay wet inside
- Don’t use solvent cleaners on the joint
- Repaint timber before it’s bare
A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just email us at info@mrmastic.co.uk.
A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.
What we are called out for in Queenslie
Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.
If you can see any of these, it’s time to have the joints looked at:
- Water coming in at the bottom corners of a door
- Black, perished sealant on frames
- Sealant in the wrong colour for the frame
- Gaps where the sill meets the wall
For landlords with property near Garrowhill station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
What your quote should include
- Who turns up on the day
- Are they insured?
- What product goes in the joint
- Whether they seal over old material or remove it
What happens on the day
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a few frames, or a day or more for a whole house. For a place like Queenslie, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
How to prepare
- Let us know about stairs, lifts or work at height
- Let us know if you’ve seen damp or leaks
- Let us know about earlier repairs to the joints
