Looking after it afterwards

Aftercare is simple, and it makes a real difference:

  • Repaint timber before it’s bare
  • Paint up to the joint, not over it
  • Don’t aim a pressure washer at the joints
  • Clean frames with a soft cloth and soapy water

Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. Resealing closes it.

About our window mastic in Garthamlock

Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. If you are dealing with cold air getting in at the frame edge and cracked internal joints between frame and plaster, we can put it right, whatever the surface.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

You’re covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Landlord and commercial work in Garthamlock

We work for landlords and letting agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

How the visit works

The work is kept neat and contained to the joints we are treating, so you can get on with your day. Expect the work to take a few hours for a few frames, or a day or more for a whole house, and we tell you how long to leave it before we go. Outside jobs in Garthamlock need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know if you’ve seen damp or leaks
  • Plan for the work area to be out of bounds to pets and children

Honest limits

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Broken hinges, locks or handles
  • Damp problems in the wall away from the window
  • A failed sealed unit that has misted up

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Patio & French doors
  • Window sills
  • uPVC windows
  • Composite doors
  • Timber windows & doors
  • Aluminium frames

Why deal with it now?

If you’re painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. In a place like Garthamlock, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Why book with us

  • Colour picked to suit the job
  • 20+ years of sealant experience
  • Neat joints and a tidy finish
  • White, clear, grey or coloured to suit, where the product allows

Window mastic in Garthamlock: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Glasgow’s tenements are largely red and blond sandstone, and sandstone is porous, so any sealant against it has to be one that will not stain or attack it.

If you look after a building such as St Andrew's Secondary School, its window and door frames need their mastic kept sound, just like a home’s. If you live in an older home near Saint Benedict's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you let a flat or house near Stepps station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Different surfaces, different methods

Timber windows & doors

Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We will tell you which suits your home.

Composite doors

A composite door usually sits in a plastic outer frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.
