Lenzie questions
Is Lenzie in your area for window mastic?
Yes, Lenzie is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
What guarantee comes with window mastic in Lenzie?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
What should I tell you?
A short description and the location. If we need more, we’ll ask.
Do I have to be there?
If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.
Can new window sealant be painted?
Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
Do you seal inside as well as outside?
Yes. Outside is the weather seal; inside closes the gap to the plaster. We do one or both.
Can you reach windows above the ground floor?
Normally, yes. Access is planned before we start, so mention the height and anything in the way.
Window mastic in Lenzie
Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. We work on window sills, uPVC windows and patio & French doors, and common reasons people get in touch are hard, cracked sealant around windows and damp patches on the reveal after heavy rain.
Scottish towns like Lenzie tend to mix older stone-built streets, harled houses and newer estates, so windows range from sash and case in older buildings to uPVC on newer homes. The sealant has to suit both the frame and the wall it sits in.
We stand behind the work with a one-year guarantee.

Do you need window mastic in Lenzie?
Mastic ages in the weather. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.
Look out for these signs:
- Gaps between the frame and the inside reveal
- Mastic that has split away from the wall
- Water coming in at the bottom corners of a door
- Mastic that’s falling out in pieces
Schools such as Kirkintilloch High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
What else we do in Lenzie
How the visit works
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. It usually takes most of a day for a typical house, less for a few frames. In a Scottish town like Lenzie, parking is normally straightforward, though older centres can be tighter. For flats, mention the shared stair or door entry system.
- First we look at every frame and agree the list.
- We remove the old mastic and clean the frame and the wall.
- Deep gaps are filled with backing rod to set the depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Finally we tidy up and check each joint.
How to prepare
- Tell us about any water getting in
- On commercial sites, let us know about site rules
- Move anything stored near the joints

What we can’t put right
To be straight with you, there are a few things sealant won’t fix:
- Faulty window hardware
- Penetrating damp from a failed cavity tray or render
- Misting between the panes of a double-glazed unit (that needs a new unit)
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.
What we seal
- Patio & French doors
- Window sills
- Composite doors
- Timber windows & doors
- uPVC windows
- Aluminium frames
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Do not use solvent cleaners on the joint
- Avoid blasting the frames with a pressure washer
- Paint up to the joint, not over it
- Wipe condensation off the frames
A yearly look round the frames is enough. Small splits are simple to catch before they leak, and if anything looks wrong, just email us at info@mrmastic.co.uk.
Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
How the job changes by surface
Window sills
Sills catch the water running down the glass, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.
Composite doors
Front doors take the weather head on, and the top and bottom corners tend to fail first. We pay most attention there.
For landlords and businesses
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we will quote.
Frames and glazing around Lenzie
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
If you live in an older home near Lenzie Old Parish Church, the joint between an old wall and a newer frame is normally the first place rain gets in. If you let a flat or house near Lenzie station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
