About our window mastic in Birdston

There are two joints on most windows. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. We work on composite doors, patio & French doors and timber windows & doors, and common reasons people get in touch are black, perished sealant on frames and cracked or shrunken mastic around the frame.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

You are covered for a year from the day we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Ventilate rooms so frames do not stay wet inside
  • Walk round the house once a year and look at the joints
  • Paint up to the joint, not over it
  • Avoid harsh chemicals near the mastic

Try not to touch the new joint while it cures, for as long as we advise. Keep jet washers away from the frames.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

What we’re called out for in Birdston

Mastic ages in the weather. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

Keep an eye out for these signs:

  • Black, perished sealant on frames
  • Sealant in the wrong colour for the frame
  • Leaking joints at the ends of sills
  • Cold air getting in at the frame edge

Rented homes near Lenzie station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

Our hiring checklist

The process

A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. It generally takes anything from an hour or two to a full day, depending on how many frames there are. Outside jobs in Birdston need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Mention any parking rules near the property
  • For indoor joints, keep the area dry beforehand if you can

Advice

Frames and glazing around Birdston

Birdston is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Homes close to Kirkintilloch include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. Schools such as Kirkintilloch High School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

Birdston is about 1 mile north of Kirkintilloch, in East Dunbartonshire. From the centre of Birdston to the outskirts, we cover window mastic for every kind of property, from flats and houses to offices and hotels. Birdston is one of 23 places in East Dunbartonshire where we work for window mastic. We also work in Glasgow, around 8 miles away.

We work across G66 for window mastic. We cover properties on Birdston Road, Cortmalaw Avenue and Cairn Drive and the roads around them. If you’re just outside Birdston, we cover Milton of Campsie (1 mile north-west), Auchinreoch (1 mile east), Kirkintilloch (1 mile south), Auchenreoch (2 miles north-east) and Woodilee Village (2 miles south-east). Further out, we also cover Bearsden (7 miles west), Bishopbriggs (4 miles south-west), Milngavie (7 miles west), Cadder (3 miles south-west), Auchinairn (4 miles south-west) and Auchenhowie (6 miles west).

What the job involves on each surface

Window sills

Where a sill meets brick or render, the ends often crack first. We reseal them so rain can’t run into the wall.

uPVC windows

We clean the frame edge carefully so the plastic is not marked, then the new bead is laid against the frame and the wall.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

We also work for property managers and facilities teams in Birdston and across East Dunbartonshire. Several sites can be quoted together.

Questions from Birdston

Can you help a landlord with a rental near Lenzie station?

Yes, we work for letting agents and landlords. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Is Birdston in your area for window mastic?

Yes. We work across all of Scotland, and Birdston is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

How long does it take to reseal the windows on a house?

The work takes most of a day for a typical house, less for a few frames. Access and the amount of old mastic make the biggest difference.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Where is Mr Mastic based?

We are based in Crawley, and we cover South East England, London and all of Scotland.

Can resealing stop a draught around my window?

If the draught is coming in around the frame, yes. If it’s coming through the window seals, we will tell you.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Broken hinges, locks or handles
  • Damp coming through the wall itself rather than the frame joint
  • A frame that has rotted at the joint

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

What affects the quote in Birdston

Your quote is based on your job. We take into account:

  • The size of the job
  • The old material and how stubborn it is
  • Whether there’s mould to deal with
  • How many areas need sealing

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved
  • Photos by email, if that’s easy
  • The problem you’ve noticed

Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand, and we will take it from there.
