Window mastic in Waterside, done properly
If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through and quietens the whistle on windy days. If the draught is through the window seals instead, we’ll tell you. We work on timber windows & doors, patio & French doors and aluminium frames, and common reasons people get in touch are cracked internal joints between frame and plaster and black, perished sealant on frames.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Common questions in Waterside
Do you cover Waterside for window mastic?
Yes. Our work covers the whole of Scotland, and Waterside is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
I let a flat near Lenzie station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we are using and why.
Will there be a smell?
It depends on the product. Some smell for a while, some hardly at all.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us.
Will resealing my frames help with draughts?
Yes, where the draught is at the frame edge. We check where the draught is before we start.
Can you seal over the old sealant?
No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Common problems we fix in Waterside
Mastic ages in the weather. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.
It’s worth asking for a quote if you see:
- Sealant in the wrong colour for the frame
- Draughty joints inside around the window
- Cracked or shrunken mastic around the frame
- Old mastic that has gone black or come away
For landlords with property near Lenzie station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
What your quote should include
- How long to leave it before use
- What happens if they find a problem under the old sealant
- The length of the guarantee
- How much experience the applicator has
Surface by surface
Patio & French doors
Water at the foot of a door frame is not always the mastic: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.
Composite doors
Draughts round the door leaf generally come from worn seals or adjustment, not the mastic. We seal the frame and let you know about anything else.
When something else is needed
A few problems are outside what sealant work can do:
- Damp problems in the wall away from the window
- Broken hinges, locks or handles
- Worn gaskets, brush seals or a door that has dropped
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

What we do, step by step
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a handful of frames, longer for a whole house. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Preparing for the visit
- Let us know about earlier repairs to the joints
- Clear the area around the work
- Mention any leaks or damp you’ve noticed

Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Leave it or put it right?
Running fresh sealant over the old joint is tempting, but new sealant can’t bond to old, crumbling mastic. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.

Frames and glazing around Waterside
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
For site and facilities teams at buildings such as Kirkintilloch High School, its window and door frames need their mastic kept sound, just like a home’s.

- How easy the joints are to reach
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
