New build mastic in Waterside, done properly

A new house keeps drying out and settling for its first couple of years. Timber dries and shrinks, and baths and trays settle, so sealant that was laid quickly before handover often cracks. We work on skirting & floors, plot handovers and show homes, and people most often call us about untidy sealant flagged on a snagging list and cracks appearing as a new home settles.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Your job is guaranteed for a year, as with all our work.

Waterside: your questions answered

Do you cover Waterside for new build mastic?

Yes. We work across all of Scotland, and Waterside is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Do you work for landlords with property near Lenzie station?

Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Why has my new-build shower seal failed already?

There are generally two causes: the house moving as it dries, and sealant that never bonded properly. Cutting it out and resealing properly fixes both.

Do you work for developers?

Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send the schedule and any specification and we will give you a quote.

Can new sealant go on top of the old bead?

No. New silicone won’t bond to old silicone, so sealing over the top fails quickly. We cut the old bead out completely.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Where do you work from?

We work from Crawley. We cover Waterside and the rest of East Dunbartonshire, along with the rest of our area.

What happens on the day

On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. The work usually takes anything from a few hours to several days, depending on the number of plots. Around Waterside, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out.
  3. Joints are vacuumed and cleaned of building dust.
  4. We prime where needed and apply a sealant suited to each joint.
  5. We tool every joint neatly and tell you when each area can be used.

How we quote for new build mastic

The price is agreed before any work begins. It takes into account:

  • The amount of work
  • When we can work, for business premises
  • Access and height
  • How many rooms, windows or areas are involved

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

Before you ask for a quote, have a think about:

  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel
  • Pictures of the joints, sent by email

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Clean sealant with mild detergent, not abrasives
  • Open a window or run the fan after bathing
  • Raise failed sealant with the developer while you’re covered
  • Get a leaking seal dealt with straight away

Follow the cure time we give you before the area gets wet. Silicone is normally left for about a day.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Small faults turn into leaks if left in a busy bathroom.

What new build mastic looks like in Waterside

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. The west of Scotland is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.

For new homes near Lenzie station, it’s worth checking the sealant early, while snags are still fresh.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

We also work for property managers and facilities teams. Several sites can be quoted together, and we are fully insured.

When to call us in Waterside

On many sites, sealant goes on in the final rush before handover. Dusty, unprimed joints are common, so the bead never bonds properly.

The problems people usually mention when they call include:

  • Beads laid onto grit and dust from the build
  • Skirting joints opening in the first winter
  • Second-fix sealing on new plots
  • Internal frame sealant that has split

Around Waterside, as everywhere, new build mastic is only as good as the preparation behind it.

What to look for in a quote

  • How the joint is cleaned and prepared
  • What insurance they hold
  • What guarantee comes with the work
  • What happens if the job turns out different

Our hiring checklist

Different surfaces, different methods

Skirting and floors

As timber and screed dry, skirting and floors shift. We use a flexible product rather than caulk painted or coloured to suit.

Kitchens

As a new house dries, worktops and walls shift a little, opening gaps behind the upstand. A fresh flexible bead closes them.
