External mastic in Waterside

External mastic for homes and businesses in Waterside

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We strip the joint back and start again. We work on concrete & block, render & cladding joints and joints between brick and frames, and common reasons people get in touch are gaps where render, brick and frames meet and weeds or debris growing in open joints.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Big or small, it’s backed by our 12-month guarantee.

Outside joints around Waterside

Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Waterside is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.

Schools such as Kirkintilloch High School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. For landlords with property near Lenzie station, split movement joints are easy to miss on a rental until damp shows inside.

Waterside is about 1 mile east of Kirkintilloch, in East Dunbartonshire. We provide external mastic to householders, landlords and businesses in Waterside and the surrounding area. Across East Dunbartonshire, we cover 23 places, Waterside among them. We also work in Glasgow, around 8 miles away.

All of G66 is within our area for external mastic, from the main roads to the quietest streets. You’ll find streets such as Pit Road, Taig Road and Moss Road, and we cover them all. Close by, we work in Woodilee Village (1 mile south-west), Kirkintilloch (1 mile west), Auchinreoch (1 mile north), Lenzie (1 mile south-west) and Birdston (2 miles north-west). We also work in nearby towns such as Bearsden (8 miles west), Bishopbriggs (4 miles south-west), Milngavie (8 miles west), Lennoxtown (4 miles north-west), Milton of Campsie (3 miles north-west) and Cadder (4 miles west).

When it isn’t the sealant

Before you book, it’s worth knowing the limits:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Adding movement joints to masonry that has none
  • Render that is blown, hollow or coming away

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Quotes for external mastic in Waterside

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Mould in or behind the old joints
  • How easy the joints are to reach
  • Working hours on commercial sites
  • The amount of work

Leaving a failed joint generally makes the job bigger, not smaller. If you’re unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • Where the property is
  • Any access issues, like height or stairs
  • Roughly how big the job is
  • A few photos by email, if you can

For external mastic in Waterside, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

The process

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours to a few days, depending on the length of joint and the access. Somewhere like Waterside may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • Keep children and pets away from the work area
  • Clear the area around the work
  • Mention any leaks or damp you’ve noticed

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Questions from Waterside

Can you help a landlord with a rental near Lenzie station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Is Waterside in your area for external mastic?

Yes. Our work covers the whole of Scotland, and Waterside is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Do you remove the old sealant?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Should I point up the gap in my brickwork?

No, not where the gap is a movement joint. Pointing it stops it working. We’ll reseal it with a flexible sealant.

Can new sealant go over the old?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

How long does the job take?

Most jobs take a few hours for a handful of joints, longer for a whole elevation, including preparation and clearing up. We will confirm how long when we quote.

Will the new joint stand out?

We choose a sealant colour to suit the brick, stone or render so the joint blends in. There’s a wide choice of exterior colours.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured.

Leave it or put it right?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Different surfaces, different methods

Cladding and façade panels

Cladding and façade panels are usually separated by sealed joints. We reseal them with a sealant suited to the panel material.

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod.
