External mastic in Lennoxtown

Landlords, agents and businesses in Lennoxtown

Letting agents and landlords in Lennoxtown can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

External mastic in Lennoxtown, done properly

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where mortar or filler would crack. Typical jobs include panel joints letting water in and damp patches traced to an open external joint, on brickwork movement joints, render & cladding joints and copings & trims.

External sealant needs dry surfaces, so outdoor work around Lennoxtown is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

How we quote for external mastic

You will get a clear quote before any work starts. It takes into account:

  • Whether there’s mould to deal with
  • The number and length of the joints
  • Working hours on commercial sites
  • Access and height

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

To make quoting easier, let us know:

  • Whether it has been sealed before
  • How we’d reach the joints
  • A few photos by email, if you can
  • The type of property

Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

Surface by surface

Render joints

Rendered walls have joints at beads, openings and changes of material. They’re resealed in a sealant that suits the render.

Copings and trims

Joints in copings, parapets and trims are exposed to the worst of the weather. Each is resealed with a weatherproof, flexible sealant.

How the visit works

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes anything from a few hours to several days, depending on the building. Outside jobs in Lennoxtown need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Move anything stored near the joints
  • Mention any sign-in or site rules at work premises
  • Tell us about access, such as stairs, a lift or high-level joints

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Keep high-pressure jets off the joints
  • Clear growth from the base of walls and joints
  • Ask before painting over external sealant
  • Never let anyone fill a movement joint with mortar

Do not let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years.

Lennoxtown questions

Is Lennoxtown in your area for external mastic?

Yes, Lennoxtown is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

I let a flat near Lenzie station. Can you help?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

When is the sealant fully cured?

Different products cure at different speeds, so follow the cure time we give you when we finish.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

What information do you need?

Tell us what needs doing and where. If we need more, we will ask.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

What we’re called out for in Lennoxtown

Buildings move more than people expect. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. All of that ends up in the joint sealant.

It’s worth asking for a quote if you see:

  • Leaking joints around cladding and façade panels
  • Hard, crazed mastic that has stopped moving
  • Failed seals between different materials
  • Movement joints filled with mortar instead of sealant

If you let a flat or house near Lenzie station, outside joints that have cracked can let damp into a rental, so check them between lets.

  • What product goes in the joint

  • What insurance they hold

Walls and rooflines in Lennoxtown

Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Lennoxtown is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.

Leave it or put it right?

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render around the joint, so the damage spreads beyond the joint. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
