Need external mastic in Milton of Campsie?

External mastic in Milton of Campsie, done properly

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render. We work on façade panels, render & cladding joints and brickwork movement joints, and the jobs we see most are rigid filler in a joint that should flex and plants rooting in failed movement joints.

External sealant needs dry surfaces, so outdoor work around Milton of Campsie is planned around the weather. Let us know about access to every wall and roofline.

Whatever the size of the job, it’s backed by our one-year guarantee.

How the job changes by surface

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. We size the backing rod to the gap and keep the sealant to the right depth.

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. The old joint is removed and a sealant that bonds to both sides goes in.

Questions from Milton of Campsie

Do you cover Milton of Campsie for external mastic?

Yes. We work across all of Scotland, and Milton of Campsie is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.

Is Milton of Campsie within the area you cover?

Yes. Milton of Campsie is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you match the colour of my brickwork?

We aim for a joint that suits the wall rather than one that jumps out. Colour is agreed with you before we begin.

Is there any odour?

Possibly a little. It fades as the sealant cures, and ventilation helps.

How do you reach high-level joints?

It depends on the height and the site. Ground-floor joints are simple; for higher ones, send details and we will confirm the access.

What is backing rod for?

We fit closed-cell backing rod wherever the joint depth needs controlling. It sets the sealant depth and prevents three-sided bonding so the bead can stretch.

How long does external mastic last?

It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Our work comes with a 12-month guarantee.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

What sealant work cannot fix

It helps to know what we cannot do:

  • Structural movement, which needs a surveyor or engineer
  • Failed render or damaged cladding panels
  • Cracking across the wall rather than at a joint

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Joints between brick and frames
  • Render & cladding joints
  • Façade panels
  • Brickwork movement joints
  • Concrete & block
  • Copings & trims

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

How it works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Milton of Campsie need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Advice

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Check external joints each spring
  • Deal with leaking gutters that soak the joints below
  • Tell anyone working on the walls about the movement joints
  • Get split or bare joints resealed while the damage is small

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

A joint that has stopped moving pushes the movement elsewhere, generally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

What affects the cost of external mastic

Every job gets its own quote. These are the things that affect it:

  • Mould in or behind the old joints
  • The number and length of the joints
  • When we can work, for business premises
  • How many areas need sealing

The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.

What we need to know

What external mastic looks like in Milton of Campsie

Milton of Campsie is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Schools such as Kirkintilloch High School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. For landlords with property near Lenzie station, split movement joints are easy to miss on a rental until damp shows inside.
