Auchinreoch External Mastic
We cover Auchinreoch for sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly and a one-year guarantee.
- Weathered mastic that no longer stretches
- Weeds or debris growing in open joints
- Failed seals between different materials
About our external mastic in Auchinreoch
Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render so the joint doesn’t stand out. If you have gaps where render, brick and frames meet and movement joints with cracked, split or missing sealant, we can help, on brickwork movement joints, façade panels and render & cladding joints alike.
In and around a place like Auchinreoch, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.
Big or small, it’s backed by our one-year guarantee.

DIY versus a professional finish
A DIY attempt doesn’t rule out a professional job. We cut it out and start again.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
How to look after the new joints
After the cure time, these simple habits help:
- Show decorators and builders where the movement joints are
- Wash walls gently around the sealant
- Make sure movement joints are not pointed over
- Leave the joints unpainted unless we’ve said otherwise
Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead over time.
Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.
External mastic in Auchinreoch: local notes
Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
If you live in an older home near Kirkintilloch, an extension built onto an older house moves differently, and the joint between them takes the strain. If you let a flat or house near Lenzie station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.
Auchinreoch is about 1 mile north-east of Kirkintilloch, in East Dunbartonshire. Across the G66 area, we can carry out external mastic at your property. Auchinreoch is one of 23 places in East Dunbartonshire where we work. Glasgow is on our list too, about 9 miles from Auchinreoch.

Questions from Auchinreoch
Can you help a landlord with a rental near Lenzie station?
Yes. We work for landlords and agents as well as householders. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
Is Auchinreoch within the area you cover?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
What do you need from me for a quote?
A short description and the location, with photos by email if possible. We will ask anything else we need to know.
Will there be a smell?
Some sealants have a smell while they cure, but it fades. Ventilation helps.
Where are you based?
Mr Mastic is based in Crawley. We cover Auchinreoch and the rest of East Dunbartonshire.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
What affects the cost of external mastic
Your quote is based on your job. We look at:
- How much old sealant there is and how hard it is to remove
- The size of the job
- Any mould that needs treating
- How easy the joints are to reach
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.
What to tell us for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- How many joints, rooms or windows are involved
- Any previous sealing or DIY work
- Pictures of the joints, sent by email
- How we’d reach the joints
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.
Signs you need external mastic in Auchinreoch
Buildings move more than people expect. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. All of that ends up in the joint sealant.
It’s worth asking for a quote if you see:
- Damp patches traced to an open external joint
- Leaking joints around cladding and façade panels
- Movement joints with cracked, split or missing sealant
- Moss and dirt in joints with no sealant left
For site and facilities teams at buildings such as Kirkintilloch High School, its movement joints, gutters and trims need looking after like any other building’s.
What your quote should include
- How long the guarantee is
- Who does the work, and how experienced they are
- What the cure time is
- Whether they’re fully insured
Why deal with it now?
Water gets in through a failed movement joint, behind render and cladding. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Different surfaces, different methods
Copings and trims
Coping joints that leak let water straight down into the wall. Sealing them early saves the wall below.
Cladding and façade panels
If the façade has a specified sealant, that’s what we use. Send us any details you have about the façade.
How it works
When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take anything from a few hours to several days, depending on the building. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- The joint faces are cleaned and primed where the sealant needs it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
How to prepare
- Tell us about any water getting in
- Mention if the joints have been sealed before
- Clear items away from the joints we are working on
