What we do, step by step

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes a few hours for a handful of frames, longer for a whole house, depending on the size of the job. Somewhere like Auchenreoch may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Keep pets and children clear of the area while we work
  • Mention any tricky access

Advice

Window mastic for homes and businesses in Auchenreoch

There are two joints on most windows. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. If you have hard, cracked sealant around windows and rushed sealant from a window installation, we can help, whatever the surface.

Outdoor sealant needs a dry surface, so window work around Auchenreoch is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Questions from Auchenreoch

I let a flat near Lenzie station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Do you cover smaller places like Auchenreoch?

Yes. Auchenreoch is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you do the inside joint as well?

Yes. Outside is the weather seal; inside closes the gap to the plaster. We do one or both.

Do you have insurance?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area.

What should I tell you?

A short description and the location. We’ll ask anything else we need to know.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Auchenreoch.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

How we quote for window mastic

We don’t publish a price list, because no two jobs are the same. What we look at:

  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove
  • Any mould that needs treating
  • Working hours on commercial sites

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

You don’t need to know the technical terms. Just tell us:

  • The type of property
  • What’s wrong with the joints now
  • The address or postcode of the job
  • The rough size of the job

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. Whenever you are ready, send an email to info@mrmastic.co.uk.

When it isn’t the sealant

It helps to know what we can’t do:

  • Soft or decayed wood in the frame
  • Worn gaskets, brush seals or a door that has dropped
  • Faulty window hardware

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • uPVC windows
  • Window sills
  • Composite doors
  • Timber windows & doors
  • Aluminium frames
  • Patio & French doors

Different surfaces, different methods

Window sills

Where a sill meets brick or render, the ends often crack first. We reseal them so rain can’t run into the wall.

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. Most leaks start at the bottom corners, so they get particular care.

Auchenreoch homes and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Auchenreoch is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.

For site and facilities teams at buildings such as Kirkintilloch High School, the mastic around its windows and doors needs looking after like any other building’s. Rented homes near Lenzie station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Auchenreoch is about 2 miles north of Kirkintilloch, in East Dunbartonshire. Homes, rented property, offices and hotels in Auchenreoch can book us for window mastic, old or new, large or small. The work is guaranteed for a year. Across East Dunbartonshire, we cover 23 places, Auchenreoch among them. Our Glasgow page covers work nearby.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Keeping the joints in good condition

Looking after new joints is easy:

  • Paint up to the joint, not over it
  • Wash the frames with mild soapy water
  • Keep jet washers away from the mastic
  • Avoid harsh chemicals near the mastic

Try not to touch the new joint while it cures, for as long as we advise. Keep jet washers away from the frames.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.
