Window mastic in Springboig

Window mastic for homes and businesses in Springboig

Over two decades of sealing frames has taught us which products suit which walls. We are fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. Typical jobs include a bead that doesn’t match the frame and black, perished sealant on frames, on window sills, patio & French doors and aluminium frames.

Scotland’s cities are full of stone-built tenements and terraces, in sandstone or granite. Stone needs a sealant that suits it, so acetoxy silicones, which can attack some stone, are best avoided.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Quotes for window mastic in Springboig

For a quick quote, just ask. The main things that affect it are:

  • The size of the job
  • The number of rooms or windows
  • Whether there’s mould to deal with
  • How much old sealant there is and how hard it is to remove

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

Before you ask for a quote, have a think about:

  • What’s wrong with the joints now
  • Whether it has been sealed before
  • Roughly how big the job is
  • The address or postcode of the job

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, drop us a line at info@mrmastic.co.uk.

What happens if it’s left?

Working on frames from a ladder with a sealant gun isn’t easy, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

What window mastic looks like in Springboig

Much of Glasgow is built from red and blond sandstone, and sandstone is porous, so any sealant against it has to be one that will not stain or attack it. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

For landlords with property near Shettleston station, renewing tired window mastic between tenants heads off draught and damp complaints. For an older house near a landmark such as St Serf's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

When to call us in Springboig

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.

Look out for any of the following:

  • Gaps left after new windows were fitted
  • Sealant in the wrong colour for the frame
  • Mastic that’s falling out in pieces
  • Gaps between the frame and the inside reveal

For site and facilities teams at buildings such as St Andrew's Secondary School, its window and door frames need their mastic kept sound, just like a home’s.

Before you book anyone

  • What happens if they find a problem under the old sealant
  • Whether you can choose the colour
  • When the joint can take water or movement
  • Who does the work, and how experienced they are

FAQs for Springboig

Who arranges sealant work on the shared parts of a tenement in Springboig?

Shared parts of a tenement, such as the roof and outside walls, are normally repaired with the agreement of the owners, often through a property factor. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds don’t. Your title deeds will say who owns the windows.

Can you help a landlord with a rental near Shettleston station?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Do you have sealant for grey or black windows?

Yes. We can use white, brown, anthracite grey, black or clear.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Can new window sealant be painted?

Most silicone can’t be painted. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator.

If you manage several properties in or around Springboig, several properties can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Surface by surface

Window sills

Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.

The process

We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. It normally takes most of a day for a typical house, less for a few frames. Parking in city streets around Springboig can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any sign-in or site rules at work premises
  • Let us know about earlier repairs to the joints

Advice

Keeping the joints in good condition

Aftercare is simple:

  • Use gentle cleaners on frames and sealant
  • Don’t aim a pressure washer at the joints
  • Clear any debris from frame drain holes
  • Do not use solvent cleaners on the joint

Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
