Bathroom resealing in Gartloch

Bathroom resealing in Gartloch, done properly

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead isn’t stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. We work on kitchen worktops & upstands, basins & vanity units and wet rooms, and people most often call us about two layers of silicone, both failing and water getting behind the bath panel.

A bathroom in a place like Gartloch gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

A 12-month guarantee comes as standard, so you’re covered after we have gone.

How the job changes by surface

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

What we can’t put right

We will not take on work that won’t last, so here’s what sealant can’t put right:

  • Cracks in the tray itself rather than the joint
  • Failed grout lines across the wall
  • Damage behind the tiles that needs a tiler

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

  • Sinks & splashbacks

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Why act early in Gartloch

Sorting it now is quick: it takes a morning or an afternoon for most single baths and showers. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

Questions from Gartloch

Can you help a landlord with a rental near Gartcosh station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Will you come out to Gartloch?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is white the only colour available?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

Is the work guaranteed?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Will there be a smell?

Possibly a little. It fades as the sealant cures.

How long does it take to reseal a bath or shower?

It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.

Can you quote for more than one area?

Yes, we can. More than one area can be quoted together.

Bathroom resealing in Gartloch: local notes

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Sandstone tenements are a big part of Glasgow’s housing, where most bathrooms sit above another flat.

If you let a flat or house near Gartcosh station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In the older streets around Saint Benedict's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

How it works

We keep the work tidy and contained to the area we are working on, so you can get on with your day. Expect the work to take a couple of hours for a single bath or shower, and we explain the cure time before we leave. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, normally around 24 hours.

Before we arrive

  • Tell us about any water getting in
  • Mention any parking rules near the property
  • For business premises, tell us about site rules or sign-in

Advice

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Keep scourers and sharp tools away from the bead
  • Check the joints every few months for splits or lifting
  • Use gentle cleaners on the silicone
  • Give the silicone its full cure time

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

When to call us in Gartloch

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.

Common reasons people contact us are:

  • New sealant laid over old sealant that is now lifting
  • Shrunken sealant along the back of a worktop
  • Cracked, shrunken or lifting silicone
  • Failed sealant on the screen profile

If you look after a building such as St. Leonard's Secondary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
