Bathroom Resealing in Kelvinhaugh
Problem with your baths, showers and worktops in Kelvinhaugh? We remove the old material, prepare the joints and seal them properly.
- Black spots spreading through the bead
- Cracked, shrunken or lifting silicone
- New sealant laid over old sealant that is now lifting
How we handle bathroom resealing in Kelvinhaugh
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. We work on kitchen worktops & upstands, wet rooms and sinks & splashbacks, and common reasons people get in touch are new sealant laid over old sealant that is now lifting and leaks into the floor or ceiling below.
Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

Common questions in Kelvinhaugh
Do you take on hotel work around Kelvinhaugh?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
I let a flat near Exhibition Centre station. Can you help?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
Is white the only colour available?
We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.
Is it messy?
We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.
Can you get rid of the black mould in my sealant?
Yes. Once mould has grown into the silicone, it usually can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Do you take out the old sealant first?
Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Can you reseal around my kitchen sink and worktop?
Yes. Next to the sink we use a food-safe product where it’s needed.
Should I try DIY first?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Wipe the sealant dry after showering
- Open a window or run the fan so the room dries
- Never pick at the silicone with a blade
- Give the silicone its full cure time
Don’t stand bottles along the bead, as they hold water against it. A quick squeegee after showering helps the joint dry.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
How the job changes by surface
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.

Leave it or put it right?
A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Kelvinhaugh, damp can travel a long way before it shows.
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Bathroom resealing in Kelvinhaugh: local notes
Kelvinhaugh has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
For an older house near a landmark such as Sandyford Henderson Memorial Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Exhibition Centre station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
What we do, step by step
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen and we leave things clean and tidy. In a city area like Kelvinhaugh, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Advice
When to call us in Kelvinhaugh
Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
Most people get in touch when they notice something like this:
- Water getting behind the bath panel
- New sealant laid over old sealant that is now lifting
- Black mould in the silicone that won’t clean off
- Failed sealant on the screen profile
For site and facilities teams at buildings such as Church Street Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.
What your quote should include
- Which colour the sealant will be
- How long to leave it before use
- Are they insured?
- Whether all the old sealant comes out first
