Gutter sealing for Kelvinhaugh homes and businesses

About our gutter sealing in Kelvinhaugh

We work across Kelvinhaugh on leaking gutter joints and roofline trims. Single-storey and low gutters are simple to reach and if it’s higher up, let us know and we’ll confirm what access is needed. Typical jobs include streaks down the brickwork from a leaking joint and water dripping where gutter sections meet, across gutter end caps, gutter joints and garage door frames.

On a four-storey tenement, gutter joints are a long way from the street, so a leaking joint can run down the stone for months before anyone notices. In Kelvinhaugh, access needs planning, and work on shared parts may need the other owners’ agreement.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

What affects the cost of gutter sealing

Call for a quick quote. The main things that affect it are:

  • The number and length of the joints
  • Which sealant suits the joint
  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • The address or postcode of the job
  • How we’d reach the joints
  • Whether it has been sealed before
  • The type of property

If you are in Kelvinhaugh and need gutter sealing, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.

Kelvinhaugh questions

Who arranges sealant work on the shared parts of a tenement in Kelvinhaugh?

Shared parts of a tenement, such as the roof and outside walls, are normally repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Your title deeds will say who owns the windows.

Do you cover Kelvinhaugh for gutter sealing?

Yes. Our work covers the whole of Scotland, and Kelvinhaugh is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Is gutter cleaning part of the job?

The joints we seal are cleaned out and clear debris we find nearby. Cleaning the whole run is a different job.

Can you reach high gutters?

That depends on the building. Let us know the height and the ground below when you email us at info@mrmastic.co.uk.

Can new sealant go over the old?

No. We remove every bit of old sealant first.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Can you fit new guttering?

Replacement isn’t our trade. If a gutter is broken or sagging, we’ll tell you so you can call the right trade.

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

Surface by surface

Gutter end caps

Drips from a stop end run down the brickwork. It’s a quick reseal.

Roofline trims

Trims along the roofline are often finished with sealant. Split sealant lets water in.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Glance at the soffit joints now and then
  • Clean out the gutters once or twice a year
  • Make sure downpipes are not blocked
  • Look for streaks or damp on the wall below gutters

If a gutter starts to sag, get the brackets looked at. If it drops, the joints will open.

Once roofline sealant splits, water can get behind it. Sealing it early keeps the boards behind dry and the wall below.

What we’re called out for in Kelvinhaugh

Gutter joints rely on seals that age. Temperature changes make gutters move and that movement opens up tired joints.

Keep an eye out for any of the following:

  • Failed sealant on a garage door frame
  • Damp patches inside below a leaking gutter
  • Trim joints where the sealant has failed
  • Quick sealant fixes on gutters that didn’t last

Letting a property close to Exhibition Centre station? Then a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Kelvinhaugh buildings and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. The west of Scotland is wetter than the east, which means gutter, fascia and roofline joints has to cope with a lot of rain.

Managing a site like Church Street Primary School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you live in an older home near Sandyford Henderson Memorial Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

How it works

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take an hour or two for a few joints, longer for a full run. In a city area like Kelvinhaugh, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.

  1. We find where the water is coming from and check the gutter is sound.
  2. The old sealant and dirt are cleaned out of the joint.
  3. We dry the joint so the new sealant can bond.
  4. We seal the joint with a sealant made for gutters.
  5. We check the run and clear debris near the joints.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Keep children and pets away from the work area
  • Let us know about parking restrictions
