Different surfaces, different methods

Door frames

Behind most architraves is a gap between frame and wall. Where it’s open, we seal it to the product’s details for that gap size so the architrave can be refitted.

Linear gaps

Some linear gaps have to cope with movement as well as fire. We choose a product and depth that suit the gap and the movement.

How we handle fire rated sealant in Yorkhill

Door frame gaps, linear joints and holes around services all have their own details. We check the size and the substrate before choosing the product, then apply it to the depth its tested detail calls for. We work on plasterboard & masonry, door frames and linear gaps, and the jobs we see most are standard silicone or caulk in a fire-stopping gap and damaged fire sealant left by other trades.

In a Scottish city, commercial sealant work covers offices, hotels, student accommodation, care homes and factored tenement blocks. In Yorkhill, that can mean resealing washrooms room by room or fire-rated sealant around pipes and cables in common areas.

Each job carries a 12-month guarantee.

Yorkhill: your questions answered

Do Scottish building rules affect fire-rated sealant work in Yorkhill?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you work for hotels and guest houses in Yorkhill?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Yorkhill, along with the rest of our area.

Do you certify the fire stopping?

We don’t certify fire stopping or quote ratings. Our part is installing the specified product to its tested details and giving you a record of where it went.

Is the work guaranteed?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we will put it right.

How long does the job take?

A typical job takes from a few hours to a few days, depending on the number of gaps and the access, including the preparation. We’ll confirm how long when we quote.

Can I use normal mastic around a pipe through a fire wall?

No. Standard sealants aren’t made or tested to stop fire. If it’s been used, we remove it and use the right product.

Can you give us a record of the work?

Yes. We note each location and the product that went in.

What happens on the day

We bring everything the job needs with us. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take anything from a few hours to several days, depending on how many gaps there are. For a tenement in Yorkhill, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your files.

Quotes for fire rated sealant in Yorkhill

Your quote is based on your job. We take into account:

  • Working hours on commercial sites
  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs
  • Pictures of the joints, sent by email
  • Whether it’s a home or a business

Need a quote? Please send an email to info@mrmastic.co.uk with a few details. We will explain what we’d do and send you a clear quote before we start.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Store the list of sealed gaps with your building paperwork
  • Look in service cupboards and ceiling voids from time to time
  • Report cracked or damaged seals as soon as you notice them
  • Ask which product was used before you paint

Keep the record we give you with the building’s fire safety documents. It helps whoever checks the building next.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is generally a straightforward job.

Do you need fire rated sealant in Yorkhill?

If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it isn’t installed as tested. We see plenty of fire stopping that was hurried particularly when it was the last job before handover.

Common reasons people contact us include:

  • Cracked or shrunken fire-rated sealant
  • Gaps left after a refit or conversion
  • Joints picked up in a fire-stopping survey
  • Open joints along the top of partitions

Rented homes near Partick station change hands often, and fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Doors that are not fire doors in the first place
  • Large holes that need a different fire-stopping system
  • A wall that isn’t a fire-resisting element to begin with

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.
