Yorkhill Remedial Sealant
We cover Yorkhill for removing failed, mouldy or leaking sealant and putting it right. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- Smears and lumps from a botched reseal
- Over-sealed joints coming away
- Decorators’ caulk around a bath or shower
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Use a soft cloth, not a scourer, on silicone
- Get the cause of a repeat leak found before resealing
- Look for stains below bathrooms now and then
- Don’t wait for a small gap to become a leak
If the joint ever needs renewing, have it cut out, not sealed over. Over-sealing is how many remedial jobs start, so the old bead should always come out first.
A failing joint rarely gets better on its own. Every shower or downpour sends more water through, into whatever is behind or below. Sorting it early limits the damage.
Remedial sealant in Yorkhill
The wrong product in the wrong joint won’t last, however tidy it looks. Out it comes, and in goes a sealant suited to the job. If you have sealant that came away because the surface wasn’t prepared and repeat leaks from the same joint, we can put it right.
Stone-built tenements are part of every Scottish city, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath.
Whatever the size of the job, you get the same one-year guarantee in Yorkhill and across Glasgow.

How the job changes by surface
Leaking trays & enclosures
If the tray is cracked, or the leak is from the valve or waste, sealant won’t fix it. We say so rather than reseal.
Windows & doors
Smeared or badly matched mastic can be cut out and redone neatly, matched to the frame colour.
What affects the cost of remedial sealant
Call for a quick quote. The main things that affect it are:
- The number and length of the joints
- Working hours on commercial sites
- Access and height
- Whether there’s mould to deal with
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
What to tell us for a quote
You don’t need to know the technical terms. Just tell us:
- What’s wrong with the joints now
- Roughly how big the job is
- Where the job is, and your postcode
- Whether it’s a home or a business
Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. We will explain what we’d do and give you a clear quote before work begins.
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Common problems we fix in Yorkhill
A lot of failed joints have been sealed over rather than replaced. Silicone does not bond to silicone, so the new layer peels, and damp and mould settle between them.
It’s worth asking for a quote if you see:
- Mould trapped under a layer of silicone
- Torn expansion joints
- A shower that leaks however often it’s resealed
- Beads that never stuck properly
If you let a flat or house near Partick station, a joint that keeps failing is best fixed properly while the property is empty.
What your quote should include
- Whether the sealant suits the joint
- How long the guarantee is
- How the colour is chosen
- How the surfaces are prepared before sealing
Questions from Yorkhill
Do you work in hotels near Yorkhill?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
Can a failed shower seal in a tenement flat in Yorkhill leak into the flat below?
Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
What if resealing won’t fix my leak?
We check for that before we reseal. If the fault is elsewhere, you’ll know before any work is done.
Can you take off two layers of silicone?
Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s what makes the new bead last.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
Do you fix expansion and movement joints?
Yes. We cut out the failed sealant, fit backing and reseal with a flexible product.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access.
Remedial sealant in Yorkhill: local notes
There are hotels and other places to stay in and around Yorkhill. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
If you look after a building such as Church Street Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What we do, step by step
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for most joints, depending on how much old sealant has to come out. Parking in city streets around Yorkhill can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.
- We start by checking the joint for movement, leaks and the reason it failed.
- All the old sealant comes out, including any layers underneath.
- Next, any mould is treated and the joint dried.
- We use the right backing and sealant for any joint that moves.
- The new joint is tooled neatly and we explain anything else we found.
Preparing for the visit
- Move anything stored near the joints
- Keep pets and children clear of the area while we work
- Let us know if you’ve seen damp or leaks

Why deal with it now?
Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
Combining jobs into one visit is normally more efficient than separate visits. We will give you a clear price for the lot.
