Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Bathroom resealing in Maryhill

Sealant that’s mouldy, cracked or peeling is worth sorting before it lets water through. Just send an email to info@mrmastic.co.uk with a photo of the joints, and we’ll send you a clear quote before any work starts. If you are dealing with smears of silicone across the tiles and water getting behind the kitchen upstand, we can put it right, on sinks & splashbacks, baths and wet rooms alike.

Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath, and that’s as true in Maryhill as anywhere in the city.

Every job comes with our one-year guarantee.

Landlords, agents and businesses in Maryhill

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

If you manage several properties in or around Maryhill, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

How we quote for bathroom resealing

Jobs vary more than people expect. What affects the quote:

  • How many rooms, windows or areas are involved
  • The size of the job
  • When we can work, for business premises
  • Which sealant suits the joint

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • Where the job is, and your postcode
  • Photos by email, if that’s easy

For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll send you a clear quote before any work starts.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Cracked or missing grout between tiles (that’s regrouting)
  • A tray that rocks until it’s re-bedded
  • A cracked shower tray or bath (that needs repair or replacement)

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Wet rooms
  • Basins & vanity units
  • Baths
  • Sinks & splashbacks

Leave it or put it right?

Sorting it now is quick: it takes around two hours for one bath or shower, longer for a whole bathroom. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Wind-driven rain gets into any failed joint on the outside of a city building, and in Maryhill, damp can spread through stone and plaster before anyone sees it.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

What you get with us

  • Sealant colour chosen to suit
  • Fully insured
  • Trusted Arbo and Everbuild sealants
  • An ARBOMaster approved applicator

How the visit works

The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. The job normally takes two to three hours for a typical bath, depending on how much old sealant there is. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Maryhill, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Before we arrive

  • Tell us if parking is tricky
  • Clear items away from the joints we’re working on
  • Try not to wet indoor joints just before the visit

Bathroom resealing in Maryhill: local notes

Maryhill has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Rented homes near Summerston station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you look after a building such as Cleveden Secondary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How the job changes by surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

Basins & vanity units

On a basin, neatness shows: so we keep the line tidy and even, in white, clear or a colour to suit.

Maryhill questions

Could a leaking bath seal in my Maryhill flat reach the neighbours below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.

Do you work for landlords with property near Summerston station?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Can new silicone go straight over the old?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.

Do you cover Maryhill?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages.

Where is Mr Mastic based?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Can you get rid of the black mould in my sealant?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.
