Bathroom resealing in Ruchill
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. Typical jobs include gaps where the bath or tray has moved and mouldy sealant that has gone black, on basins & vanity units, sinks & splashbacks and wet rooms.
In Scotland’s cities, including the area around Ruchill, many older flats had their bathrooms added into small rooms later on. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.
Whatever the size of the job, it’s backed by our one-year guarantee.

What happens on the day
You don’t need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes a couple of hours for a single bath or shower for a typical job. For a tenement in Ruchill, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
How to prepare
- Try not to wet indoor joints just before the visit
- Let us know about stairs, lifts or work at height
- Mention any parking rules near the property

When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- Movement from a bath with loose feet or no proper support
- A leaking waste, trap or valve
- Loose or hollow tiles, or failed tanking behind them
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Common problems we fix in Ruchill
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.
The most common problems we see are:
- Lumpy, uneven sealant from a DIY attempt
- Black mould in the silicone that will not clean off
- Leaking joints on a shower screen
- Shrunken sealant along the back of a worktop
Homes close to Queen's Cross Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Bathrooms and kitchens in Ruchill
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
For site and facilities teams at buildings such as Hillhead High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Possilpark & Parkhouse station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Ruchill questions
Can a failed shower seal in a tenement flat in Ruchill leak into the flat below?
Yes, and the first sign is often a mark on the ceiling below. Cutting out the old sealant and laying a fresh bead puts a stop to it.
Can you help a landlord with a rental near Possilpark & Parkhouse station?
Yes. We work for letting agents and landlords as well as homeowners. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Is there any odour?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
How much does bathroom resealing cost in Ruchill?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
What sealant do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
How long before the new sealant can get wet?
We give you the cure time before we leave, and it’s usually around 24 hours. Using it sooner can damage the bead.
How long will the resealing take?
A single bath or shower takes about a couple of hours, old sealant removal included. A full bathroom and kitchen can take most of a day.
Can you get rid of the black mould in my sealant?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Keep an eye on the corners, where splits start
- Run the extractor fan during and after every shower
- Squeegee the walls and tray after use
- Give the silicone its full cure time
Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
What affects the cost of bathroom resealing
There’s no set price list. What we look at:
- When we can work, for business premises
- The number and length of the joints
- Mould in or behind the old joints
- The type of sealant required
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and send you a clear quote before any work starts.
What we need to know

What the job involves on each surface
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.
Basins & vanity units
On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.
