What happens on the day

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a few hours for a handful of joints, longer for a whole elevation. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Ruchill, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Preparing for the visit

  • Move anything stored near the joints
  • Mention if the joints have been sealed before
  • Tell us about any water getting in

External mastic in Ruchill

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing and we use one wherever it does. We work on façade panels, joints between brick and frames and concrete & block, and common reasons people get in touch are panel joints letting water in and water getting into walls through failed joints.

In a Scottish city tenement, the roof, gutters and outside walls are shared by all the flats. In Ruchill, work on shared parts of a tenement is usually agreed between owners, often with a factor arranging it.

All our work comes with our one-year guarantee, wherever you are in Glasgow.

What we can’t put right

New sealant cannot fix everything, and we will tell you before any work starts. Sealant won’t put right:

  • Subsidence or other structural problems
  • Render that is blown, hollow or coming away
  • Rising or penetrating damp from elsewhere in the wall

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Surfaces we seal

  • Copings & trims
  • Joints between brick and frames
  • Render & cladding joints
  • Façade panels
  • Brickwork movement joints
  • Concrete & block

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Leave the joints unpainted unless we’ve said otherwise
  • Fix overflowing gutters above sealed joints
  • Walk round the building once a year and look at the joints
  • Act on the first splits you see

Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

Different surfaces, different methods

Concrete and blockwork

Big joints in concrete need careful depth control. Backing rod sized to the joint sets it and keep the sealant to the right depth.

Render joints

Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. We prime where the product needs it.

Ruchill questions

Do you cover Ruchill for external mastic?

Yes. Our work covers the whole of Scotland, and Ruchill is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

I let a flat near Possilpark & Parkhouse station. Can you help?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Do you use backing rod?

That’s backing rod, a closed-cell foam. It keeps the sealant at the right depth and bonded to the sides only so it can flex with the joint.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Do you work at height?

It depends on the height and the site. Ground-floor joints are simple; for higher work, tell us about the building and we will confirm what’s needed.

Do you have insurance?

Yes. We’re fully insured.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Where do you work from?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Common problems we fix in Ruchill

Using the wrong sealant is another common reason. A stiff, general-purpose sealant can’t cope with a joint that moves a lot, and it tears off the sides.

Look out for any of the following:

  • Old sealant gone brittle and cracked
  • Movement joints filled with mortar instead of sealant
  • Sealant that has lost its bond to the brick or render
  • Damp patches traced to an open external joint

Rented homes near Possilpark & Parkhouse station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

Why act early in Ruchill

Resealing a run of joints in one go is usually better than patching one at a time. They’ve weathered the same way and it means sorting access once. Private landlords in Ruchill must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

The cost depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before work begins, so you know where you stand.

Why us?

  • Arbo and Everbuild products
  • 20+ years of sealant experience
  • White, clear, grey or coloured to suit, where the product allows
  • Sealant colour chosen to suit

What external mastic looks like in Ruchill

Much of Glasgow is built from red and blond sandstone, and porous sandstone needs a sealant that won’t mark it. Ruchill is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

Managing a site like Hillhead High School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Homes close to Queen's Cross Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.

Ruchill is about 2 miles north of Glasgow, in Glasgow. Ruchill gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Our Glasgow coverage runs to 183 places, Ruchill among them.

Here we cover the G20, G22 and G23 postcode area for external mastic. That includes homes and businesses on Firhill Road, Balmore Road and Hillend Road and the roads around them. We also cover the places around Ruchill: Lambhill (1 mile north), High Ruchill (1 mile west), North Kelvinside (1 mile south-west), Hamiltonhill (1 mile south-east) and Possilpark (1 mile east). DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
