Glazing silicone for homes and businesses in Tollcross
Sealant on glazing does not last for ever. Weather and movement take their toll, and once it cracks, water follows. Resealing puts that right. We work on glass balustrade bases, glass-to-glass joints and rooflights, and people most often call us about water getting into a conservatory at the joints and shower screens leaking along the wall or tray.
Scotland’s cities are full of stone-built tenements and terraces, in sandstone or granite. Stone needs a sealant that suits it, so acetoxy silicones, which can attack some stone, are best avoided.
You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What the job involves on each surface
Conservatory frames
Exposed frame joints wear with the weather. A fresh bead seals them again.
Glass-to-frame joints
Old sealant is removed carefully from the glass before new glazing silicone goes in.
Do you need glazing silicone in Tollcross?
Silicone will not bond to a dirty surface. If the glass and frame weren’t cleaned properly, the bead can peel away early.
These are the problems we’re asked about most:
- Silicone pulling away from the glass
- Failed joints on frameless glass
- Black or yellowed silicone on glass joints
- New silicone smeared over old sealant
For landlords with property near Carntyne station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

Frames and glazing around Tollcross
Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, often through a property factor. Windows usually belong to the flat, but the title deeds have the final say. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
If you live in an older home near Victoria Tollcross Church and Hall, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Schools such as Cardinal Winning Secondary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

Local landmarks in Tollcross
Locally, jobs take us to homes and businesses close to St Andrew's Secondary School, Carmyle Primary School and Parkhead Library, among other places. The nearest railway station is Carntyne station, about 0.8 miles north. A little further out are Farme Castle (1.4 miles south-west) and The Forge Shopping Centre (1.3 miles north-west). Not far away are Cathkin Braes and Hogganfield Loch.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
How to look after the new joints
So the new joints stay in good condition:
- Check the gutters above the glazing for debris
- Look over the glazing joints once a year
- Use a gentle glass cleaner and a soft cloth
- Use gentle products around the joints
Gentle products are best near the sealant. Harsh solvents may damage the bead.
Act on black or lifting silicone early. Peeling silicone lets water in behind and the leak gets worse.

FAQs for Tollcross
Can you help a landlord with a rental near Carntyne station?
Yes. We work for landlords and agents as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
How is work on the outside of a tenement in Tollcross normally arranged?
Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds do not.
Is it enough to run a bead over the old sealant?
Many leaks we see come from exactly that. We remove the old silicone, clean the joint and reseal.
Do you offer different sealant colours?
We’ll suggest a colour to suit the surroundings. The product needed can limit the range.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
Do you seal glass balustrade bases?
Yes, we reseal the joint at the base channel. Fitting glass is a separate trade.
Will there be a smell?
Possibly a little. It fades as the sealant cures, and ventilation helps.
When something else is needed
Sealant is not the answer to every problem, and we will tell you before work begins. It will not solve:
- Condensation trapped between two panes
- A frame that needs repairing or replacing
- A sagging or failing conservatory roof
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

What happens on the day
Before we leave, we go over the finished joints with you. The work normally takes a few hours for most jobs, depending on how much there is to do. Inside a flat in Tollcross, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- We find where water is getting in and check whether it’s a sealant joint.
- We cut out the failed silicone, taking care of the glass and frame.
- Surfaces are cleaned with a solvent suited to glass and the frame.
- New glazing silicone goes in and is tooled to a neat finish.
- We check the joints and, where safe, run water over them.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- For indoor joints, keep the area dry beforehand if you can
- Plan for the work area to be out of bounds to pets and children
