About our bathroom resealing in Baillieston

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. Common call-outs are for lumpy, uneven sealant from a DIY attempt and water getting behind the bath panel, across sinks & splashbacks, basins & vanity units and baths.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

All our work comes with our 12-month guarantee, wherever you are in Glasgow.

What we cannot put right

It helps to know what we can’t do too:

  • A tray that rocks until it’s re-bedded
  • Loose or hollow tiles, or failed tanking behind them
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we seal

  • Wet rooms
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Basins & vanity units
  • Baths

Different surfaces, different methods

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes around two hours for one bath or shower, longer for a whole bathroom, including the tidy-up. Somewhere like Baillieston may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

What affects the cost of bathroom resealing

Call for a quick quote. The main things that affect it are:

  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint
  • The size of the job
  • The number of rooms or windows

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.

Helping us quote

You don’t need to know the technical terms. It helps if you can tell us:

  • Whether it’s a home or a business
  • How we’d reach the joints
  • The address or postcode of the job
  • Whether it has been sealed before

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.

Work for landlords, hotels and businesses

If you manage several properties in or around Baillieston, several properties can be quoted together. Just tell us the addresses and what each one needs.

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Baillieston: your questions answered

Can you do bathroom resealing in Baillieston?

Yes, Baillieston is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.

Will you come out to Baillieston?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Where do you work from?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint.

Can new silicone go straight over the old?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

My sealant has gone black. Can you sort it?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Do not leave water standing on kitchen joints
  • Avoid abrasive pads on the sealant
  • Let new sealant cure fully before it gets wet
  • Dry the bead with a towel now and then

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

What bathroom resealing looks like in Baillieston

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Sandstone tenements are a big part of Glasgow’s housing, so many bathrooms sit right above a neighbour’s ceiling.

Schools such as Bannerman High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Baillieston St Andrew's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Baillieston station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Why act early in Baillieston

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. In an older home around Baillieston, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
