What we are called out for in Tollcross

Many open fire-stopping gaps are made after the building is finished. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service isn’t always sealed again.

Look out for these signs:

  • Unsealed gaps around fire door frames
  • Sealant items on a fire risk assessment action list
  • Gaps left after a refit or conversion
  • Gaps where walls meet ceilings or slabs

Community buildings like Victoria Tollcross Church and Hall are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

Fire rated sealant for homes and businesses in Tollcross

Until it’s heated, intumescent sealant behaves like an ordinary sealant; in a fire it expands into the joint. The right product depends on the gap size, the substrate and what passes through. If you’re dealing with old fire sealant that has split or come away and open joints along the top of partitions, we can put it right, on door frames, plasterboard & masonry and flats & HMOs alike.

Hotels, serviced apartments and student accommodation in Scotland’s cities need their bathrooms kept in order between guests, so work in Tollcross can be planned room by room, and out of hours where needed.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes from a few hours to a few days, depending on the number of gaps and the access and we leave things clean and tidy. For a tenement in Tollcross, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Finally, we list where we worked and what we used, for your records.

Preparing for the visit

  • Tell us about any water getting in
  • For indoor joints, keep the area dry beforehand if you can

Tollcross: your questions answered

Do you work for landlords with property near Carntyne station?

Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is Tollcross in your area for fire rated sealant?

Yes, Tollcross is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

Is intumescent sealant the same as fire-rated sealant?

An intumescent sealant expands when it gets hot. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.

Is there a guarantee?

Yes. All our work carries a 12-month guarantee.

Can you work in occupied buildings?

Yes. Flats, HMOs, offices, schools and other occupied buildings are all part of our work. The order of work and access are planned with you.

Are you fully insured?

Yes. Mr Mastic is fully insured.

How long does the job take?

It depends on the size of the job, but as a guide it takes anything from a few hours to several days, depending on how many gaps there are. We’ll tell you when we quote.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Certifying a building or signing off its fire safety
  • Large holes that need a different fire-stopping system
  • Problems with the door itself rather than the gap around the frame

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.
