Trusted fire rated sealant in Budhill

Fire rated sealant for homes and businesses in Budhill

Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. Each gap is sealed to the product maker’s tested detail for its size and substrate. We work on pipe & cable gaps, linear gaps and service penetrations, and the jobs we see most are gaps left after a refit or conversion and damaged fire sealant left by other trades.

Hotels, serviced apartments and student accommodation in Scotland’s cities need their bathrooms kept in order between guests, so work in Budhill can be planned room by room, and out of hours where needed.

A one-year guarantee comes as standard, so you are covered after we have gone.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Certifying a building or signing off its fire safety
  • Doors that are not fire doors in the first place
  • A wall that is not a fire-resisting element to begin with

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we seal

  • Linear gaps
  • Plasterboard & masonry
  • Door frames
  • Flats & HMOs
  • Service penetrations
  • Pipe & cable gaps

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Budhill questions

Do Scottish building rules affect fire-rated sealant work in Budhill?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you work for landlords with property near Shettleston station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Is there a guarantee?

Yes, always. There’s a 12-month guarantee on every job, large or small.

Can you seal over the old sealant?

No. The old sealant always comes out first, so the new joint bonds to clean surfaces.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Do you seal gaps around fire door frames?

Yes, where the gap suits a sealant detail. Our work is the gap around the frame and we will tell you if we spot problems with the door.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

For landlords and businesses

For anyone letting property in or around Budhill, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

Housing providers, facilities teams and property managers book us too in Budhill and across Glasgow. Several sites can go on one quote.

The process

You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the job takes a few hours for a handful of gaps, and longer for a whole building for a typical job. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Budhill, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

Preparing for the visit

Advice

What happens if it’s left?

An open gap in a fire-resisting wall is a route for smoke and fire. Sealing it properly restores what the wall was there to do, and the work involved is often modest. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Budhill, damp can travel a long way before it shows.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why us?

  • Anti-fungal silicone where joints get wet
  • Homes, businesses and hotels
  • Neat joints and a tidy finish
  • 20+ years of sealant experience

Fire rated sealant around Budhill

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.

For site and facilities teams at buildings such as Eastbank Academy, fire-stopping around service openings should be restored whenever new services go in. For landlords with property near Shettleston station, any gap left by new services in shared walls should be closed with a fire-rated product. If you look after a church, hall or community building such as St Serf's Church, service openings in its walls need the right fire-rated sealant, as in any building.

What affects the cost of fire rated sealant

The price is agreed before any work begins. It’s based on:

  • How many areas need sealing
  • The old material and how stubborn it is
  • Working hours on commercial sites
  • How much there is to do

What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • How many joints, rooms or windows are involved
  • The problem you’ve noticed
  • Where the property is
  • Whether it’s a home or a business

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you’re ready, send an email to info@mrmastic.co.uk.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Allow for resealing whenever new services are run
  • Include hidden areas like risers in routine checks
  • Keep pictures of seals that will be hidden
  • Report cracked or damaged seals as soon as you notice them

File the record of locations and products with your fire safety paperwork. It saves time at the next inspection or assessment.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is usually a straightforward job.
