Bathroom resealing in Hutchesontown, done properly

Across Hutchesontown, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. If you’re dealing with shrunken sealant along the back of a worktop and water escaping at the shower enclosure, we can help.

In Scotland’s cities, including the area around Hutchesontown, many older flats had their bathrooms added into small rooms later on. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.

There’s a 12-month guarantee on every job, large or small.

How to look after the new joints

Looking after new joints is easy:

  • Never pick at the silicone with a blade
  • Don’t leave water standing on kitchen joints
  • Wait for the cure time we give you
  • Look for lifting corners and small gaps now and then

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

What we are called out for in Hutchesontown

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

Keep an eye out for these signs:

  • A bead that has pulled away from the tiles
  • Shrunken sealant along the back of a worktop
  • A joint torn by a bath that flexes
  • Black mould in the silicone that won’t clean off

FAQs for Hutchesontown

Do you work for landlords with property near Argyle Street station?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Do you work for hotels and guest houses in Hutchesontown?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.

Can you just seal over the old silicone?

No, never. A bead laid over old silicone soon starts to come away, because silicone does not bond to silicone. We remove the old bead completely before resealing.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.

Do you reseal kitchen worktops and sinks too?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

How long does a bath or shower reseal take?

It takes two to three hours for a typical bath, depending on how much old sealant there is. We will confirm how long your job needs when we quote.

When it isn’t the sealant

Sealant isn’t the answer to every problem, and we will tell you before we start. Sealant won’t put right:

  • Cracks in the tray itself rather than the joint
  • Water coming from the plumbing rather than the joint
  • Movement from a bath with loose feet or no proper support

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Surfaces we seal

  • Basins & vanity units
  • Wet rooms
  • Kitchen worktops & upstands

  • Baths
  • Shower trays & enclosures

How the visit works

We keep the work tidy and contained to the area we are working on. Expect the work to take around two hours for one bath or shower, longer for a whole bathroom. Inside a flat in Hutchesontown, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. We start by protecting the area and stripping out the old bead.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, generally around 24 hours.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about parking restrictions

Advice

Different surfaces, different methods

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Landlords and letting agents in Hutchesontown can book us as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
