Garnkirk questions

Will you come out to Garnkirk?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you work for landlords with property near Stepps station?

Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

My shower still leaks after a reseal. Can you sort it?

Yes. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.

Do I need to be at home?

It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Can I add another job to the visit?

Yes. Just list everything you need and you’ll get one quote.

How long will it take to strip and reseal the joint?

That depends on how many layers there are and how many joints. We will tell you before any work starts.

How we handle remedial sealant in Garnkirk

A joint that keeps letting you down needs more than another bead. It helps to have photos when you email us at info@mrmastic.co.uk, along with when it was last resealed. We work on expansion joints, failed movement joints and shrunken worktop sealant, and common reasons people get in touch are beads that never stuck properly and floor or wall movement joints that have failed.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

You are covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Cracks in the fitting rather than the joint
  • A leaking trap, valve or supply pipe
  • Sealant in an older building that needs testing for asbestos first

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Expansion joints
  • Mouldy bath & shower sealant

Bathrooms and kitchens in Garnkirk

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Glasgow has a lot of sandstone tenements, so many bathrooms sit right above a neighbour’s ceiling.

If you look after a building such as Chryston High School, we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Stepps station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Garnkirk is about 3 miles south-east of Lenzie, in Glasgow. What affects the cost of remedial sealant

You will get a clear quote before we start. It’s based on:

  • Whether there’s mould to deal with
  • Whether the work is at height
  • When we can work, for business premises
  • The amount of work

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before work begins, so you know where you stand.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • The rough size of the job
  • The problem you’ve noticed
  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. When it suits you, drop us a line at info@mrmastic.co.uk.

Wrong-coloured or messy mastic can be replaced for appearance too, in a colour that suits the frame.

Mouldy bath & shower sealant

Mould that has grown into silicone does not clean out for good. All of it comes out, and the joint is treated and dried ahead of a new anti-fungal bead.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours for most joints, depending on how much old sealant has to come out. For a place like Garnkirk, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any sign-in or site rules at work premises
  • Clear items away from the joints we are working on

Aftercare tips

To keep the joints looking good and working properly:

  • Deal with small splits early
  • Keep an eye on the ceiling below the bathroom
  • Air the bathroom so the sealant can dry
  • Keep movement joints clear of mortar and paint

Watch the joint over the first few weeks, especially if movement was the problem. Should anything change, drop us a line at info@mrmastic.co.uk.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.
