Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Wait for the cure time we give you
  • Run the extractor fan during and after every shower
  • Dry worktop joints after washing up
  • Wipe the sealant dry after showering

Keep water off the new bead until it has cured, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.

Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

How we handle bathroom resealing in Provanmill

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have splits where the tray meets the wall and sealant that has split, shrunk or peeled away, we can put it right, whatever the surface.

Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath.

Every job is covered by our 12-month guarantee.

Honest limits

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • A tray that rocks until it’s re-bedded
  • Tiles that have come away from the wall
  • Failed grout lines across the wall

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

What we seal

  • Shower trays & enclosures
  • Baths
  • Wet rooms
  • Sinks & splashbacks
  • Basins & vanity units
  • Kitchen worktops & upstands

Why deal with it now?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. In a tenement flat in Provanmill, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Leaving a failed joint usually makes the job bigger, not smaller. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Common problems we fix in Provanmill

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

Keep an eye out for any of the following:

  • Leaks into the floor or ceiling below
  • Leaking joints on a shower screen
  • Gaps where the bath or tray has moved
  • Two layers of silicone, both failing

Letting a property close to Alexandra Parade station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What your quote should include

  • Are they insured?
  • What guarantee comes with the work
  • What happens if they find a problem under the old sealant

Choosing a sealant specialist

How it works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes around two hours for one bath or shower, longer for a whole bathroom from start to finish. Inside a flat in Provanmill, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • For business premises, tell us about site rules or sign-in
  • Clear items away from the joints we are working on

Advice

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What the job involves on each surface

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.

Baths

A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and is not torn the first time it’s used.

FAQs for Provanmill

Can you do bathroom resealing in Provanmill?

Yes, Provanmill is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

I’m in a tenement in Provanmill. Could worn sealant affect the flat downstairs?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. It’s worth sorting sealant and grout before it gets that far.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

How long does the new silicone need before I use the shower?

Usually after around 24 hours. We’ll tell you the cure time for the product we used.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Do you have insurance?

Yes. We’re fully insured for every job we do.

Where is Mr Mastic based?

Our base is Crawley. Our area covers South East England, London and Scotland.

Can new silicone go straight over the old?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.

Bathroom resealing around Provanmill

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For an older house near a landmark such as Our Lady of Good Counsel Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
