Colston Bathroom Resealing
Problem with your baths, showers and worktops in Colston? We cut out the old, prepare the joints and apply the right sealant.
- Mouldy sealant that has gone black
- Splits where the tray meets the wall
- A bead that has pulled away from the tiles
What we’re called out for in Colston
Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.
These are the problems we’re asked about most:
- Smears of silicone across the tiles
- Water getting behind the kitchen upstand
- Leaking joints on a shower screen
- Gaps where the bath or tray has moved
For landlords with property near Bishopbriggs station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Questions to ask before booking
- How long the guarantee is
- Whether VAT is included
- Whether all the old sealant comes out first
- What happens if they find a problem under the old sealant
Bathroom resealing in Colston, done properly
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on wet rooms, kitchen worktops & upstands and baths, and common reasons people get in touch are shrunken sealant along the back of a worktop and water getting behind the bath panel.
Stone-built tenements are part of every Scottish city, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath.

What sealant work can’t fix
We won’t take on work that won’t last, so here’s what sealant can’t put right:
- A tray that rocks until it’s re-bedded
- Failed grout lines across the wall
- Tiles that have come away from the wall
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.
Joints and surfaces we work on
- Shower trays & enclosures
- Basins & vanity units
- Wet rooms
- Kitchen worktops & upstands
- Sinks & splashbacks
- Baths
How to look after the new joints
Aftercare is simple:
- Use gentle cleaners on the silicone
- Keep bottles off the sealant line
- Squeegee the walls and tray after use
- Dry worktop joints after washing up
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something does not look right, just send an email to info@mrmastic.co.uk.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Questions from Colston
Is Colston in your area for bathroom resealing?
Yes, Colston is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
Could a leaking bath seal in my Colston flat reach the neighbours below?
Yes, and the first sign is often a mark on the ceiling below. Cutting out the old sealant and laying a fresh bead puts a stop to it.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned before resealing.
When can I use the bath or shower again?
Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.
Do the sealants smell?
There can be a smell while the sealant cures. Opening a window helps.
How long will the resealing take?
It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
Is white the only colour available?
White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
The process
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes half a day or less for one room, longer when the kitchen is included. For a tenement in Colston, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, normally after around 24 hours.
Preparing for the visit
- Mention any parking rules near the property
- Tell us about any previous sealing or DIY attempts
- Clear items away from the joints we’re working on

Bathroom resealing around Colston
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
Schools such as Bishopbriggs Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near Colston Wellpark Church, walls and floors in older homes can move, and sealant and grout show it first.

- The size of the job
- The product the joint needs
- Access and height
- Whether there’s mould to deal with
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and give you a clear quote before we start.
What we need to know
When you call or email, these details help:
- If it’s domestic, commercial or a hotel
- Access, such as stairs, a lift or height
- The rough size of the job
- A few pictures by email, if you can
Getting a quote is simple: let us know the job and the location. A few photos by email make the job easier to understand, and we will come back to you with a quote.
Why it’s worth doing now in Colston
Dealing with sealant early is a short job: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Colston, damp can travel a long way before it shows.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

How the job changes by surface
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Shower trays & enclosures
There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
