Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Newbank has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

For site and facilities teams at buildings such as St Mungo's Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

Regrouting for homes and businesses in Newbank

Regrouting is generally paired with resealing. Grout is for the joints between tiles, but internal corners and edges flex, so they’re sealed with silicone rather than grout. Renewing both together means nothing is left half-done. We work on kitchen splashbacks, tiled floors and bathroom floors, and people most often call us about grout that stays dark however much it’s cleaned and shower grout that has worn away.

Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that’s as true in Newbank as anywhere in the city.

There’s a 12-month guarantee on every job, whatever its size.

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Keep harsh bleach and acid cleaners off the grout
  • Rinse the tiles after showering
  • Check the corner silicone every few months
  • Use gentle cleaners on grout

Keep an eye on the silicone in the corners. Corners flex, so the sealant there will need renewing in time, long before the grout does.

Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.

What we can’t put right

Before booking, it’s worth knowing the limits:

  • Damaged tiles that need replacing
  • Waterproofing that has failed below the tiling
  • A floor or wall that keeps moving

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Surfaces we seal

  • Bathroom floors
  • Wet rooms
  • Kitchen splashbacks
  • Shower walls
  • Tiled floors
  • Bathroom wall tiles

Leave it or put it right?

New grout smeared over the old doesn’t bond well. A thin skin on top tends to break off, taking any repair with it. Raking out to a consistent depth gives the new grout something to hold. Private landlords in Newbank must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first.

How the job changes by surface

Bathroom floors

New floor grout makes a big difference to how a bathroom looks. The edges where floor meets wall or bath get silicone.

Kitchen splashbacks

The grout by the hob and sink takes most of the mess. We regroute and reseal the worktop joint.

Common problems we fix in Newbank

Poor ventilation keeps grout damp, giving mould a place to grow. Black marks that come back after cleaning are often in the grout itself.

The most common problems we see are:

  • A grout colour that no longer suits the room
  • Crumbling grout between the tiles
  • Cracked grout along the bath or tray
  • Kitchen splashback grout stained by grease

Rented homes near Duke Street station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

The process

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a shower enclosure, longer for a whole room. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Newbank, tell us the floor, how the door entry system works and where we can park nearby.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. Dust and debris are vacuumed out of every joint.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

Getting ready for the visit
