Fire rated sealant in Newbank, done properly
Deciding which gaps need fire stopping is not our role; that comes from your fire risk assessor, designer or building control. Our part is applying the specified sealant carefully, to the right depth and with the right backing. Common call-outs are for open joints along the top of partitions and door frames with gaps between frame and wall, on pipe & cable gaps, service penetrations and door frames.
In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. In Newbank, as anywhere, fire-rated sealant goes in to the product’s tested details and washroom sealant is chosen to cope with heavy use.
All our work comes with a one-year guarantee, wherever you are in Glasgow.

Keeping the joints in good condition
After the cure time, these simple habits help:
- Store the list of sealed gaps with your building paperwork
- Do not paint over fire sealant until it has cured
- Take photos of fire stopping before ceilings or boxing go back
- Make resealing part of every contractor’s brief
Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. Later work is a common cause of damaged fire stopping.
An open gap isn’t only a fire issue: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.
Surface by surface
Plasterboard walls
Plasterboard partitions are common in flats, offices and conversions. We use a product tested in that kind of wall for the gap we are sealing.
Linear gaps
Linear gaps run along the head of walls, at floor edges and between panels. They’re sealed with a fire-rated sealant over backing where the detail calls for it.
When something else is needed
We’ll always be straight with you, so here’s what sealant can’t fix:
- A wall that is not a fire-resisting element to begin with
- Openings too large for sealant, which need batts, boards or another system
- Problems with the door itself rather than the gap around the frame
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
What we do, step by step
You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours for a handful of gaps, and longer for a whole building for a typical job. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Newbank, tell us the floor, how the door entry system works and where we can park nearby.
- Access to each area is agreed so the work can run in order.
- Old, damaged or unsuitable sealant is removed.
- Gaps are cleaned of dust and loose material.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Mention if the joints have been sealed before
- Tell us about any water getting in

Why deal with it now?
Fire-rated sealants are less forgiving than ordinary ones. How it’s installed changes how it performs, so we follow the maker’s details on every gap. In a tenement flat in Newbank, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Are you fully insured?
Yes. We are fully insured, with over 20 years’ experience in sealant work.
Do you cover Newbank?

No. Your fire risk assessor, designer or building control decides that. Our job is applying the sealant to their specification.

Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.
