What happens if it’s left?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal. Around Craigends, water from a failed joint in an older stone home can soak into timber and plaster.

Combining jobs into one visit usually makes better use of the time than several visits. You’ll get one clear quote for the whole job.

Bathroom resealing for homes and businesses in Craigends

Across Craigends, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We work on wet rooms, baths and basins & vanity units, and common reasons people get in touch are gaps between the worktop and the wall and a joint torn by a bath that flexes.

For a place like Craigends, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

All of our work is guaranteed for twelve months.

What happens on the day

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a morning or an afternoon for most single baths and showers. For a place like Craigends, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • For business premises, tell us about site rules or sign-in
  • Clear items away from the joints we’re working on

How the job changes by surface

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows, so the line doesn’t stand out.

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water can’t sit on it.

What bathroom resealing looks like in Craigends

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you look after a building such as Gryffe High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as St Fillan's R.C. Church and School, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Craigends: your questions answered

Do you cover Craigends for bathroom resealing?

Yes, Craigends is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Do you work for landlords with property near Johnstone station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is the work guaranteed?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and you will get one quote.

How long does a bath or shower reseal take?

That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

When it isn’t the sealant

We will always be straight with you, so here’s what new sealant will not do:

  • Failed grout lines across the wall
  • Cracks in the tray itself rather than the joint
  • A tray that rocks until it’s re-bedded

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Baths
  • Basins & vanity units
  • Wet rooms
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Shower trays & enclosures

What we’re called out for in Craigends

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.

Common reasons people contact us are:

  • Black mould in the silicone that will not clean off
  • New sealant laid over old sealant that is now lifting
  • Water getting behind the bath panel
  • Gaps where the bath or tray has moved

If you let a flat or house near Johnstone station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What your quote should include

  • What the cure time is
  • Whether they seal over old material or remove it
  • What guarantee comes with the work
  • How much experience the applicator has
