How bathroom resealing works in PA6
Across PA6, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on baths, wet rooms and sinks & splashbacks, and common reasons people get in touch are shrunken sealant along the back of a worktop and splits where the tray meets the wall.
Before we leave, we go over the finished joints with you. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the size of the job.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, normally after around 24 hours.
What affects the price in PA6
The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before work begins.
Why choose Mr Mastic
- Quality sealants from Arbo and Everbuild
- White, clear, grey or coloured to suit, where the product allows
- Sanitary silicone with an anti-fungal additive in wet areas
- Any old sealant cut out fully, not covered over

Bathroom resealing across PA6: local notes
PA6 has homes of every age, old and new, and in places like Craigends, Brookfield and Houston there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including PA6.
Craigends: Managing a site like Gryffe High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Johnstone station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
What affects the quote in PA6
The price is agreed before any work begins. It’s based on:
- The old material and how stubborn it is
- The number of rooms or windows
- Whether there’s mould to deal with
- The type of sealant required
Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.
What to tell us for a quote
Before you ask for a quote, have a think about:
- Whether it’s a home or a business
- Photos by email, if that is easy
- What’s wrong with the joints now
- Any previous sealing or DIY work
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work and send you a clear quote.
Aftercare tips
Looking after new joints is easy:
- Keep bottles off the sealant line
- Avoid abrasive pads on the sealant
- Do not leave water standing on kitchen joints
- Run the extractor fan during and after every shower
Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
When it is not the sealant
We’d rather tell you now than do work that won’t last, so these are the limits:
- Cracks in the tray itself rather than the joint
- A tray that rocks until it’s re-bedded
- Leaks from a shower valve, waste or pipework (a plumber’s job)
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
What we’re called out for in PA6
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
Common reasons people contact us are:
- A reseal done over the top of the old bead
- Failed sealant on the screen profile
- Black mould in the silicone that will not clean off
- Splits where the tray meets the wall
Common questions in PA6
Can you get rid of the black mould in my sealant?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
Are you insured?
Yes, we’re fully insured for every job we do.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.
Do you remove the old sealant?
Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.
Can tenants book the work?
Of course. Check with your landlord; we can send the quote to them too.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Can landlords and businesses book you?
Yes. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.
