How bathroom resealing works in PA11
A bead that has gone black, split or come away is worth sorting before it lets water through. A photo of the joints helps when you drop us a line at info@mrmastic.co.uk, and you will get a clear quote for bathroom resealing in PA11. We are often asked to deal with sealant that has split, shrunk or peeled away and water getting behind the bath panel, across wet rooms, basins & vanity units and kitchen worktops & upstands.
On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take half a day or less for one room, longer when the kitchen is included.
- We start by protecting the area and stripping out the old bead.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, generally after around 24 hours.
How we quote
What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Locally, jobs take us to homes and businesses close to Freeland Church and Gryffe High School and the streets around them. The nearest railway station is Milliken Park station, roughly 2.7 miles south-east of the centre. Well-known places in the area include Ranfurly Castle (within half a mile south-west) and Weaver's Cottage (1.6 miles south-east). Not far away are Walls Hill and Castle Semple Loch.
Where we work in PA11
Across PA11, from Bridge of Weir, Ranfurly and Quarriers Village outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including PA11.
Bridge of Weir: Letting a property close to Milliken Park station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as Freeland Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
How we quote for bathroom resealing
You will get a clear quote before any work starts. It’s based on:
- Which sealant suits the joint
- The old material and how stubborn it is
- Any working-time requirements on site
- Whether the work is at height
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.
Helping us quote
When you call or email, these details help:
- Whether it’s a home or a business
- Access, such as stairs, a lift or height
- If someone has resealed it before
- The problem you’ve noticed
We do not publish a price list. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.
What we are called out for in PA11
With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
People normally contact us when they notice something like this:
- Failed sealant on the screen profile
- Splits where the tray meets the wall
- Sealant that has split, shrunk or peeled away
- Water getting behind the bath panel
When it isn’t the sealant
It helps to know what we can’t do:
- A leaking waste, trap or valve
- Damage behind the tiles that needs a tiler
- A cracked shower tray or bath (that needs repair or replacement)
Different surfaces, different methods
Wet rooms
Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.
Keeping the joints in good condition
After the cure time, these simple habits help:
- Avoid abrasive pads on the sealant
- Wipe up water along the back of the worktop
- Wipe the sealant dry after showering
- Wait for the cure time we give you
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
PA11: your questions answered
How long does a bath or shower reseal take?
It takes a couple of hours for a single bath or shower. You’ll know how long to expect before we start.
Is white the only colour available?
There’s a choice: clear, white and colours chosen to suit the room. We will talk it through when we quote.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Do you work in PA11?
Yes. We are based in Crawley and work across South East England, London and Scotland.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Will there be a smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Where are you based?
Mr Mastic is based in Crawley. We cover PA11 and the rest of Renfrewshire.
