External mastic in Bridge of Weir
Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. Common call-outs are for joints with sealant missing in places and weathered mastic that no longer stretches, across concrete & block, render & cladding joints and façade panels.
External sealant needs dry surfaces, so outdoor work around Bridge of Weir is planned around the weather. Tell us how to reach each wall, gutter and roofline.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What happens if it’s left?
Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What external mastic looks like in Bridge of Weir
Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
If you let a flat or house near Milliken Park station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. For an older house near a landmark such as Freeland Church, an extension built onto an older house moves differently, and the joint between them takes the strain. Managing a site like Gryffe High School? Then its movement joints, gutters and trims need looking after like any other building’s.

Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What affects the cost of external mastic
The price is agreed before any work begins. It takes into account:
- Access and height
- Mould in or behind the old joints
- When we can work, for business premises
- The type of sealant required
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know

Your questions about external mastic in Bridge of Weir
Can you help a landlord with a rental near Milliken Park station?
Yes. We work for landlords and letting agents as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Is Bridge of Weir in your area for external mastic?
Yes. Our work covers the whole of Scotland, and Bridge of Weir is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Can you match the colour of my brickwork?
Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render so the joint doesn’t draw the eye.
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Where are you based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
What is a movement joint?
A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It should be filled with flexible sealant, never mortar.
How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint before we leave.
What the job involves on each surface
Concrete and blockwork
The face of concrete or block is often dusty, so preparation is key. We prime where the sealant needs it before the bead.
Joints between dissimilar materials
Wherever two materials meet, they move differently. A flexible sealant bridges the two so neither cracks the other.
What we do, step by step
We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. The job normally takes a few hours for a handful of joints, longer for a whole elevation. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First we look over the joints with you, agree which to renew and talk through access.
- The old mastic and anything lodged in the joint is removed.
- We clean both faces of the joint and prime them where the product calls for it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
How to prepare
- Mention any leaks or damp you’ve noticed
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any sign-in or site rules at work premises

Honest limits
We will not take on work that will not last, so here’s what sealant cannot put right:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cutting new joints into brickwork, which is building work rather than sealant work
- Subsidence or other structural problems
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.
What we seal
- Concrete & block
- Copings & trims
- Brickwork movement joints
- Joints between brick and frames
- Render & cladding joints
- Façade panels
Keeping the joints in good condition
After the cure time, these simple habits help:
- Keep movement joints as flexible joints, not mortar
- Clear growth from the base of walls and joints
- Check the sealant is paintable before painting near it
- Look over the joints every year, ideally after winter
Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.
Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years.
