Trusted external mastic in Brookfield

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

External mastic in Brookfield, done properly

A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. We work on façade panels, copings & trims and concrete & block, and common reasons people get in touch are sealant that has lost its bond to the brick or render and moss and dirt in joints with no sealant left.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

You get a one-year guarantee, the same in Brookfield as everywhere else we work.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Quotes for external mastic in Brookfield

There’s no set price list, because no two jobs are the same. What we look at:

  • Any mould that needs treating
  • Whether the work is at height
  • The number and length of the joints
  • The type of sealant required

Doing several joints on one visit generally makes better use of the time than several visits. You’ll get one clear quote for the whole job.

Asking for a quote

Before you ask for a quote, have a think about:

  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • The rough size of the job
  • Any previous sealing or DIY work

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.

Brookfield buildings and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Rented homes near Johnstone station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets. If you look after a building such as Linwood High School, its movement joints, gutters and trims need looking after like any other building’s.

Questions from Brookfield

Do you work for landlords with property near Johnstone station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Do you cover Brookfield for external mastic?

Yes. We work across all of Scotland, and Brookfield is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do you guarantee your work?

Yes. All our work carries our one-year guarantee.

How long will you be here?

It depends on the size of the job, but as a guide it takes a few hours for a handful of joints, longer for a whole elevation. We’ll tell you when we quote.

Why do you put foam in the joint first?

That’s backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides so it can flex with the joint.

Is it OK to fill a movement joint with cement?

No. Rigid materials cannot move with the wall and the joint fails. Where a joint has been mortared, it can often be raked out and sealed properly.

What should I tell you?

Tell us what needs doing and where, plus photos if you have them. If we need more, we’ll ask.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Leave it or put it right?

Running new sealant over the old bead rarely lasts. New sealant doesn’t bond well to old, weathered sealant, so we always take the old sealant out. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

When something else is needed

To be straight with you, there are a few things sealant won’t fix:

  • Adding movement joints to masonry that has none
  • Movement that’s more than a sealant joint can take
  • Cracking across the wall rather than at a joint

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Where we work in Brookfield

  • Concrete & block
  • Copings & trims
  • Façade panels
  • Render & cladding joints
  • Joints between brick and frames
  • Brickwork movement joints

How the job changes by surface

Cladding and façade panels

Panels heat up and cool down quickly, so the joint sealant has to cope with frequent movement. We choose the product to suit.

Joints between dissimilar materials

Different materials may need different primers. We prepare both faces so the sealant bonds properly.

What happens on the day

On the day, we look over the joints with you first. We protect the surfaces around the joints before any work starts. Most jobs take anything from a few hours to several days, depending on the building. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • Let us know about earlier repairs to the joints
  • Let us know if you’ve seen damp or leaks
  • Keep pets and children clear of the area while we work
