External mastic in Charleston, done properly
Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. Typical jobs include sealant that has lost its bond to the brick or render and failed sealant between panels on a façade, across façade panels, copings & trims and render & cladding joints.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Common questions in Charleston
Do you cover smaller places like Charleston?
Yes. Charleston is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Paisley Canal station?
Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Is it OK to seal over old sealant?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
Is there a guarantee?
Yes: twelve months. If anything is not right with the work within the year, let us know and we’ll sort it.
How long does external mastic last?
It depends on the exposure, the movement and the product. Sealant is a maintenance item, so check the joints once a year.
Is it worth trying it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status.
Can you reach joints on upper floors?
That depends on the building and the joints. Where joints can be reached safely, we will do them. Give us some details and we’ll confirm the access.
Leave it or put it right?
A failed movement joint lets water into the wall, behind render and cladding. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. In an older home around Charleston, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

When it isn’t the sealant
New sealant cannot fix everything, and we’ll tell you before we start. Sealant won’t put right:
- Loose or hollow render, which needs re-rendering
- Rising or penetrating damp from elsewhere in the wall
- Movement that is more than a sealant joint can take
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.
Surfaces we seal
- Joints between brick and frames
- Render & cladding joints
- Brickwork movement joints
- Façade panels
- Concrete & block
- Copings & trims
How the job changes by surface
Concrete and blockwork
Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.
Joints between dissimilar materials
Brick against render, concrete against metal, stone against timber: every change of material is a joint. We seal the joint with a flexible exterior sealant.
What we do, step by step
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It normally takes a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Charleston need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- The old mastic and anything lodged in the joint is removed.
- We clean both faces of the joint and prime them where the product calls for it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Try not to wet indoor joints just before the visit
- Mention any sign-in or site rules at work premises

Advice
Walls and rooflines in Charleston
With historic houses such as Pollok House (about 3.8 miles east) nearby, there’s older building stock in the area around Charleston as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.
Rented homes near Paisley Canal station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets. Pollok House, about 3.8 miles east, is one of the historic houses in the wider area around Charleston, and older homes nearby need a sealant that suits their walls.

What affects the quote in Charleston
We do not publish a price list, because jobs vary so much. What we look at:
- Any working-time requirements on site
- The size of the job
- Mould in or behind the old joints
- Whether the work is at height
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and agree the price before starting.
Helping us quote
To help us quote quickly, please include:
- What the problem is, such as mould, gaps, leaks or cracking
- How we’d reach the joints

- The rough size of the job
We quote each job on its own, so the first step is telling us about yours. Just send an email to info@mrmastic.co.uk with the details.
Do you need external mastic in Charleston?
Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it cannot stretch and rips as the joint opens.
If you can see any of these, it’s time to have the joints looked at:
- Gaps where render, brick and frames meet
- Moss and dirt in joints with no sealant left
- Joints where the bead has come unstuck
- Movement joints filled with mortar instead of sealant
Managing a site like Castlehead High School? Then larger buildings have long runs of movement joint that eventually need resealing.
What to look for in a quote
- The length of the guarantee
- Whether all the old sealant comes out first
- How hidden problems are handled
- Whether you can choose the colour
