External mastic in Craigends, done properly
A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. Typical jobs include sealant pulling away from one side of the joint and old sealant gone brittle and cracked, across concrete & block, joints between brick and frames and copings & trims.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

When to call us in Craigends
If plants are growing out of a joint, the sealant has normally failed or was never there. Dirt and roots then trap moisture in the joint and speed up the damage.
These are the problems we are asked about most:
- Weeds or debris growing in open joints
- Movement joints with cracked, split or missing sealant
- Gaps where render, brick and frames meet
- Movement joints filled with mortar instead of sealant
Schools such as Gryffe High School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.
Questions to ask before booking
- Whether the sealant suits the joint
- How the joint is cleaned and prepared
- How hidden problems are handled
- What the quote includes, VAT included or not
External mastic in Craigends: local notes
Craigends is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
In the older streets around St Fillan's R.C. Church and School, an extension built onto an older house moves differently, and the joint between them takes the strain. For landlords with property near Johnstone station, outside joints that have cracked can let damp into a rental, so check them between lets.
Craigends is about 2 miles north of Johnstone, in Renfrewshire. Whether you are in the middle of Craigends or further out, external mastic is available for homes and businesses alike. Different surfaces, different methods
Brickwork movement joints
Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant coloured to suit the wall.
Concrete and blockwork
Wide joints in concrete need the depth controlling carefully. Backing rod sized to the joint sets it and keep the sealant to the right depth.
When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Failed render or damaged cladding panels
- Structural movement, which needs a surveyor or engineer
- Walls that need new movement joints cut into them
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.
What we seal
- Brickwork movement joints
- Copings & trims
- Joints between brick and frames
- Render & cladding joints
- Façade panels
- Concrete & block
What happens on the day
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours for a handful of joints, longer for a whole elevation from start to finish. Somewhere like Craigends may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- Old sealant and any debris are cut and raked out.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Before we arrive
- Clear items away from the joints we are working on
- On commercial sites, let us know about site rules
- Plan for the work area to be out of bounds to pets and children

FAQs for Craigends
Is Craigends in your area for external mastic?
Yes, Craigends is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Is Craigends within the area you cover?
Yes. Craigends is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before resealing.
Where are you based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Do you use backing rod?
The foam is closed-cell backing rod. It stops the sealant going in too deep and bonding to three sides, which would stop it stretching.
How long will you be here?
It depends on the size of the job, but most jobs take a few hours to a few days, depending on the length of joint and the access. We will give you a better idea when we quote.
Do you work at height?
That depends on the building and the joints. We work on joints that can be reached safely. Tell us about the building and we will confirm what access is needed.
What affects the quote in Craigends
Your quote is based on your job. We look at:
- The amount of work
- Which sealant suits the joint
- How easy the joints are to reach
- Mould in or behind the old joints
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.
What we need to know
Before you ask for a quote, have a think about:

Keeping the joints in good condition
To keep the joints looking good and working properly:
- Walk round the building once a year and look at the joints
- Point out the joints to other trades
- Fix overflowing gutters above sealed joints
- Ask before painting over external sealant
Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.
Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage.
Why act early in Craigends
Done well, a resealed joint is a neat, straight line that suits the wall. A rushed bead with no backing looks untidy and does not last so it’s worth doing right. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why book with us
- We leave the area clean and tidy
- We’re fully insured
- Old sealant always removed completely
- Colour picked to suit the job
