What external mastic looks like in Erskine

Erskine is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Erskine is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

Schools such as Park Mains High School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Rented homes near Dalmuir station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

External mastic in Erskine

Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. Common call-outs are for water getting into walls through failed joints and sealant that has lost its bond to the brick or render, across façade panels, render & cladding joints and joints between brick and frames.

In a town like Erskine, older stone-built streets sit alongside newer estates with brick, render and uPVC rooflines. Each has its own weak points: worn joints in old gutters, and dried-out movement joints in newer walls.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

How to look after the new joints

So the new joints stay in good condition:

  • Keep movement joints as flexible joints, not mortar
  • Fix overflowing gutters above sealed joints
  • Avoid pressure-washing directly into sealant joints
  • Ask before painting over external sealant

Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage.

Leave it or put it right?

Water gets in through a failed movement joint and can run behind render or cladding. Dealing with it early keeps the repair to the joint, rather than the wall around it. Scottish weather finds any gap, and in a town like Erskine, failed outside joints soon let damp into walls. Inside, a failed seal around a bath or shower lets water into floors and ceilings.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Different surfaces, different methods

Concrete and blockwork

Big joints in concrete need careful depth control. We size the backing rod to the gap and keep the sealant to the right depth.

Render joints

Rendered walls have joints at beads, openings and changes of material. They’re resealed in a sealant that suits the render.

Erskine questions

Do you cover Erskine for external mastic?

Yes, Erskine is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

I let a flat near Dalmuir station. Can you help?

Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

How long does external mastic last?

That depends on the wall, the weather and the movement. Look for splits, hardening or edges coming away, and reseal at that point.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

What is backing rod for?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.

How much does external mastic cost in Erskine?

Size, access and the old material all affect the cost. Ask us for a quote.

Will the new joint stand out?

The sealant colour is picked to suit the wall so the joint blends in. There’s a wide choice of exterior colours.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

When it is not the sealant

To be straight with you, some problems need a different trade:

  • Adding movement joints to masonry that has none
  • Cracking across the wall rather than at a joint
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

How the visit works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes anything from a few hours to several days, depending on the building. For a job in Erskine, tell us where the work is, how to get in and where to park. Outdoor jobs need a dry day, so they can move if the weather turns.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Mention any tricky access
