Inkerman External Mastic
Sealing brickwork movement joints, render, cladding and façade joints in Inkerman, with a 12-month guarantee on every job. Ask us for a quote.
- Hard, crazed mastic that has stopped moving
- Weeds or debris growing in open joints
- Leaking joints around cladding and façade panels
How the visit works
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to several days, depending on the building. For a place like Inkerman, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Move anything stored near the joints
- Tell us about any previous sealing or DIY attempts

Advice
About our external mastic in Inkerman
On houses, flats and commercial buildings across Inkerman, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. If you’re dealing with rain getting behind render or cladding at a joint and weeds or debris growing in open joints, we can put it right, on copings & trims, render & cladding joints and concrete & block alike.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

Why deal with it now?
Sealing over the top of old mastic doesn’t hold for long. New sealant doesn’t bond well to old, weathered sealant, so we always take the old sealant out. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

Landlord and commercial work in Inkerman
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
Inkerman: your questions answered
I let a flat near Paisley St James station. Can you help?
Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Is Inkerman in your area for external mastic?
Yes, Inkerman is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Can you seal over the old sealant?
No, and we never do. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
How long does the job take?
Most jobs take a few hours for a handful of joints, longer for a whole elevation. Your quote will say how long we expect yours to take.
Can I add another job to the visit?
Of course. Doing several areas at once is usually more efficient.
Do I have to be there?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Do you have insurance?
Yes. Mr Mastic is fully insured.
What information do you need?
Tell us what needs doing and where. If we need more, we will ask.
Do you need external mastic in Inkerman?
Using the wrong sealant is another common reason. A high-modulus or general-purpose sealant can be too rigid for a busy joint, so it pulls away from the edges.
If you can see any of these, it’s time to have the joints looked at:
- Failed seals between different materials
- Panel joints letting water in
- Old sealant gone brittle and cracked
- Joints with sealant missing in places
For landlords with property near Paisley St James station, outside joints that have cracked can let damp into a rental, so check them between lets.
Questions to ask before you book
- How the joint is cleaned and prepared
- The length of the guarantee
- When the joint can take water or movement
- Whether they seal over old material or remove it
Different surfaces, different methods
Brickwork movement joints
Brick moves with heat and moisture, and grows a little over time. The movement joint takes that up, so its sealant has to stay flexible.
Cladding and façade panels
Metal and composite panels move a lot with temperature, so the joint sealant has to cope with frequent movement. The sealant is chosen with that in mind.
DIY versus a professional finish
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
External mastic in Inkerman: local notes
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. The west of Scotland is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.
Schools such as Castlehead High School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

What sealant work cannot fix
We won’t take on work that will not last, so these are the limits:
- Loose or hollow render, which needs re-rendering
- Subsidence or other structural problems
- Damp that isn’t coming from the joint
