Inkerman: your questions answered
Will you come out to Inkerman?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you help a landlord with a rental near Paisley St James station?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Is there any odour?
Possibly a little. It fades as the sealant cures.
Where are you based?
We work from Crawley. We cover Inkerman and the rest of Renfrewshire.
How soon can the floor be mopped?
Follow the cure time we give you. Feet are normally fine first, then mopping, then heavy wheels in most cases.
Can I choose the sealant colour?
Most of the time, yes. We’ll explain which colours are available and agree one before any work starts.
Can you seal where the floor meets the bath panel?
Yes. The old joint comes out and a flexible silicone replaces it.
Is caulk good enough for skirting?
Caulk cannot cope with movement or water. Floor edges move through the year, so we use a flexible sealant that stretches.
How we handle floor joint sealing in Inkerman
A threshold joint has to cope with feet, movement and sometimes water. We use a flexible product that suits both floors so the joint stays neat. Common call-outs are for failed seals where bathroom floors meet baths and panels and floor edges that trap water and grime, across tiled floors, skirting boards and wet room & bathroom floors.
Work in a place like Inkerman is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.

What sealant work cannot fix
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- Structural movement or subsidence
- Leaks from a failed tanking system
- Concrete repairs beyond the joint
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Lift furniture rather than dragging it across joints
- Vacuum floor joints regularly to stop grit building up
- Walk round the room once a year and look at the edges
- Use a well-wrung mop rather than flooding the floor
Lift furniture rather than sliding it over sealed joints. Dragging can tear the bead.
Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges and the floor safer.
What floor joint sealing looks like in Inkerman
Across Renfrewshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.
Managing a site like Castlehead High School? Then entrance and corridor floor joints take a lot of traffic. Letting a property close to Paisley St James station? Then a tidy floor and skirting joint helps a rental look ready for the next tenant.

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
What the job involves on each surface
Wet room and bathroom floors
Bathroom floors meet baths, trays, panels and skirting. They’re sealed with a flexible, anti-fungal silicone that keeps water out.
Commercial floors
In commercial buildings, we can plan floor joint work around opening hours. We can arrange out-of-hours work.

Why deal with it now?
Water that gets past a floor joint can damage the floor beneath. Dealing with it early keeps the repair to the joint. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.
