Landlord and commercial work in Inkerman

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Remedial sealant for homes and businesses in Inkerman

If a joint fails again and again, something is causing it. Movement, the wrong product or a leak from somewhere else will beat any new bead. Finding that cause comes before any new sealant. We’re often asked to deal with gaps opening along the back of the worktop and movement joints that have split or pulled away, on leaking tray & enclosure joints, expansion joints and failed movement joints.

In and around a place like Inkerman, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Every job comes with a one-year guarantee, wherever you are in Renfrewshire.

Honest limits

Sealant is not the answer to every problem, and we’ll tell you before work begins. Sealant will not put right:

  • A tray or bath that is cracked
  • Sealant in an older building that needs testing for asbestos first
  • Tiles that have come away from the wall

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Surfaces we seal

  • Mouldy bath & shower sealant
  • Expansion joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Failed movement joints

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What we do, step by step

The work is kept neat and contained to the area we’re working on. Expect the work to take a few hours, depending on how many layers have to come out. For a place like Inkerman, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. Every layer of old sealant is cut and cleaned out.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. Finally we finish the joint and talk you through what we found.

How to prepare

  • Let us know about parking restrictions
  • Let us know if you’ve seen damp or leaks
  • For indoor joints, keep the area dry beforehand if you can

Of course. Combining jobs makes good use of the visit.

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

What does remedial sealant cost?

Size, access and the old material all affect the cost. Ask us for a quote.

Can you remove sealant that’s been put over old sealant?

Yes. We cut out all the layers and clean off the film, before resealing with a single bead.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. First we check whether the leak is the sealant at all, then strip and reseal the joints.

Why act early in Inkerman

A joint that has failed twice will fail again unless the cause is dealt with. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Do not point over movement joints
  • Find out why the sealant failed first
  • Always have old sealant cut out, not covered
  • Have loose fittings fixed before resealing

Leave the new joint to cure fully before it gets wet or moves: generally around 24 hours, or as long as we advise.

A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into floors, walls or ceilings. Sorting it early limits the damage.

What we’re called out for in Inkerman

A lot of failed joints have been sealed over rather than replaced. Silicone does not bond to silicone, so the top layer lifts and water and mould collect between the two.

Common reasons people contact us include:

  • Thick, messy sealant smeared over tiles
  • Dark patches showing through the sealant
  • Worktop sealant that has shrunk and split
  • Caulk or the wrong sealant used in a wet area

For site and facilities teams at buildings such as Castlehead High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What your quote should include

  • What insurance they hold
  • When the joint can take water or movement
  • Who turns up on the day
  • How the joint is cleaned and prepared
