Remedial sealant for homes and businesses in Craigends

Movement and expansion joints fail when the sealant can’t stretch. We cut out the failed sealant and set the depth with backing, before resealing with a flexible product suited to the movement. We work on mouldy bath & shower sealant, failed movement joints and expansion joints, and common reasons people get in touch are torn expansion joints and mould trapped under a layer of silicone.

In and around a place like Craigends, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

When something else is needed

It helps to know what we can’t do too:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Water damage behind tiles that needs a tiler
  • A tray or bath that is cracked

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Where we work in Craigends

  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Expansion joints
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints

How it works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours, depending on how many layers have to come out and we leave things clean and tidy. Around Craigends, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. The new joint is tooled neatly and we explain anything else we found.

How to prepare

  • Move anything stored near the joints
  • Try not to wet indoor joints just before the visit
  • Let us know if you’ve seen damp or leaks

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

How we quote for remedial sealant

Call for a quick quote. The main things that affect it are:

  • Whether the work is at height
  • When we can work, for business premises
  • The size of the job
  • The type of sealant required

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What we need to know

You don’t need to know the technical terms. Just tell us:

  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved
  • If someone has resealed it before

There’s no standard price list. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.

Looking after it afterwards

So the new joints stay in good condition:

  • Clean sealant with mild products only
  • Keep the room well ventilated
  • Check ceilings under showers for marks
  • Ask why a joint failed before redoing it

Leave the new joint to cure fully before it gets wet or moves: usually around 24 hours, or as long as we advise.

Mould trapped under over-sealed joints spreads unseen. By the time it shows through, the joint is well past saving.

Different surfaces, different methods

Over-sealed & botched joints

Every layer has to come out, and silicone residue is cleaned off the tiles too. New sealant needs a fully clean surface.

Windows & doors

Wrong-coloured or messy mastic can be replaced for appearance too, in a colour that suits the frame.

Remedial sealant in Craigends: local notes

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

For site and facilities teams at buildings such as Gryffe High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Johnstone station change hands often, and a joint that keeps failing is best fixed properly while the property is empty.

Signs you need remedial sealant in Craigends

Water from somewhere else can ruin a good seal. A leaking valve, a failed waste or cracked grout feeds water behind the bead, and the sealant lifts or goes mouldy from underneath.

If you can see any of these, it’s time to have the joints looked at:

  • Wide, uneven beads that look worse than the old ones
  • Torn expansion joints
  • Mould trapped under a layer of silicone
  • Sealant peeling off a dusty or damp surface

Homes close to St Fillan's R.C. Church and School include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • Which colour the sealant will be
  • Whether all the old sealant comes out first
  • How much experience the applicator has
  • What the cure time is
