Remedial sealant & repairs in Houston, Renfrewshire
Our applicators work in Houston on removing failed, mouldy or leaking sealant and putting it right. Old material cut out, joints cleaned and sealed neatly.
- Sealant that came away because the surface wasn’t prepared
- Leaks that keep coming back after resealing
- Sealant applied over old sealant that has lifted
Surface by surface
Leaking trays & enclosures
A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. We check both before any new sealant goes on.
Worktops & kitchens
Old kitchen sealant pulls back from the wall over time. It’s cut out, degreased and resealed colour-matched to the worktop.
About our remedial sealant in Houston
Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint won’t last, however tidy it looks. Out it comes, and in goes a sealant suited to the job. If you’re dealing with thick, messy sealant smeared over tiles and products that weren’t meant for the joint, we can put it right, whatever the surface.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
You’re covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Work for landlords, hotels and businesses
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
When to call us in Houston
How a joint is built matters as much as the product. A bead bonded on three sides, or laid too thick, cannot flex, and tears at the first real movement. Backing rod or bond-breaker tape prevents it.
People normally contact us after spotting something like this:
- Repeat leaks from the same joint
- Worktop sealant that has shrunk and split
- Thick, messy sealant smeared over tiles
- Decorators’ caulk around a bath or shower
For an older house near a landmark such as St Fillan's R.C. Church and School, walls and floors in older homes can move, and sealant and grout show it first.
What to look for in a quote
- Whether VAT is included
- Who does the work, and how experienced they are
- Whether all the old sealant comes out first
- Which sealant they’ll use, and why

Houston questions
Can you do remedial sealant in Houston?
Yes, Houston is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.
Is Houston within the area you cover?
Yes. Houston is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
What information do you need?
Only a few details: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.
I’m a tenant. Can you help?
Yes. Check with your landlord; we can send the quote to them too.
Where is Mr Mastic based?
Our base is Crawley. We work across South East England, London and Scotland.
Can you take off two layers of silicone?
Yes. We cut out all the layers and clean off the film, before resealing with a single bead.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint.
What we cannot put right
We’d rather tell you now than do work that will not last, so these are the limits:
- Movement from fittings that aren’t supported
- Tiles that have come away from the wall
- A cracked shower tray or bath (that needs repair or replacing)
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.
Joints and surfaces we work on
- Botched or over-sealed joints
- Shrunken worktop sealant
- Leaking tray & enclosure joints
- Mouldy bath & shower sealant
- Expansion joints
- Failed movement joints
Can I do it myself?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
What we do, step by step
There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for a typical bath or shower, longer where several layers have been applied. Around Houston, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- First we find out how and where the joint has failed.
- All the old sealant comes out, including any layers underneath.
- We clean the joint, treat any mould and let it dry.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- The new joint is tooled neatly and we explain anything else we found.
Before we arrive
- Clear items away from the joints we’re working on
- Plan for the work area to be out of bounds to pets and children
- Tell us if parking is tricky

Related advice
Houston homes and their sealant
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
For landlords with property near Johnstone station, botched sealant from a previous quick fix is easier to strip out between tenants. Managing a site like Gryffe High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Houston is about 3 miles north-west of Johnstone, in Renfrewshire. Houston gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Across Renfrewshire, we cover 21 places, and Houston is one of them. There’s also a page for Glasgow, roughly 11 miles from Houston.
Postcode districts we cover here for remedial sealant: PA6. Local streets include Main Street, St Fillans Drive and South Street, all of which we cover. Neighbouring places we cover for remedial sealant include Crosslee (1 mile south-east), Craigends (1 mile south-east), Bridge of Weir (1 mile south-west), Brookfield (2 miles south-east) and Ranfurly (2 miles south-west). Within a short drive, we also cover Paisley (5 miles south-east), Renfrew (6 miles east), Johnstone (3 miles south-east), Erskine (4 miles north-east), Bishopton (3 miles north-east) and Glenburn (5 miles south-east).
Landmarks near Houston
Around Houston, our work takes us to homes and buildings near Linwood High School and Fox and Hounds Inn and the streets around them. For rail, the closest station is Johnstone station, roughly 2.9 miles south-east of the centre. Well-known places in the area include Ranfurly Castle (1.7 miles south-west) and Merchiston Hospital (1.9 miles south-east). The countryside around Houston includes Whitemoss Dam and Walls Hill.
Why act early in Houston
Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. By comparison, sorting the joint is quick. Around Houston, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
