Trusted window mastic in Houston

Window mastic in Houston, done properly

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on window sills, timber windows & doors and composite doors, and people most often call us about mastic that’s falling out in pieces and damp patches on the reveal after heavy rain.

In and around a place like Houston, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

How to look after the new joints

To keep the joints looking good and working properly:

  • Wash the frames with mild soapy water
  • Keep solvents and bleach off the sealant
  • Ventilate rooms so frames do not stay wet inside
  • Keep jet washers away from the mastic

Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

Common questions in Houston

Will you come out to Houston?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you do window mastic in Houston?

Yes. We work across all of Scotland, and Houston is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

I rent my home. Can I book you?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Do you seal inside as well as outside?

Yes. Draughts often come through the inside gap too, so it can be worth sealing both.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Will there be a smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Windows and doors in Houston

The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

For an older house near a landmark such as St Fillan's R.C. Church and School, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Managing a site like Gryffe High School? Then the mastic around its windows and doors needs looking after like any other building’s.

When it is not the sealant

In fairness, some problems need a different trade:

  • Broken hinges, locks or handles
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Worn gaskets, brush seals or a door that has dropped

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

Surfaces we seal

  • Composite doors
  • Timber windows & doors
  • Window sills
  • Aluminium frames
  • uPVC windows
  • Patio & French doors

Surface by surface

Patio & French doors

Door frames take knocks and movement every time the doors are used. The sealant must cope with it.

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.

Why deal with it now?

If you are painting or rendering, reseal at the same time. Fresh joints finish the job neatly. In an older home around Houston, damp from a failed joint can get into timber and plaster.

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

How the visit works

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a few frames, or a day or more for a whole house. For a place like Houston, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we look at every frame and agree the list.
  2. We remove the old mastic and clean the frame and the wall.
  3. Deep gaps are filled with backing rod to set the depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

Getting ready for the visit

  • Move anything stored near the joints
  • For indoor joints, keep the area dry beforehand if you can
  • Mention if the joints have been sealed before

Common problems we fix in Houston

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.

Look out for these signs:

  • A bead that doesn’t match the frame
  • Draughty joints inside around the window
  • Rushed sealant from a window installation
  • Cracked or shrunken mastic around the frame

Rented homes near Johnstone station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
